Room for grand homes on large, private lots
Views of the Verdugo Mountains paint a pretty picture in the distance from the neighborhood’s sleepy, tree-lined streets, and it can feel like homes are closer to the mountains than the city. “In the Woodlands, it feels like you’re out in the country — it doesn’t feel like the city at all,” Farestveit says. “Clients have asked me if I summoned the wildlife just for a showing, but that’s how it is in the hills.” The vast majority of homes are single-family, though there are a handful of condos and townhouses on the community’s northern and southern edges. “There is wonderful prewar Spanish and Tudor architecture throughout the neighborhood, with many midcentury additions,” Farestveit says. “People buy here because they can revamp some of the most beautiful classic architecture.” The average home has three bedrooms and two baths with about 2,000 square feet. However, there is a broad range of sizing. “You’ve got custom homes on woodsy lots. There are actually four or five blocks with 14,000 square foot lots, which is huge by California standards, so there’s room for grand vintage, traditional homes with a lot of privacy,” Farestveit says. Depending on the size and state of renovation, homes are priced between $1.4 million and $3 million, with some outliers on either side of that range. Condos and townhomes are priced between $400,000 for something under 700 square feet and $900,000 for something with about 1,800 square feet.The dad's club at Verdugo Woodlands Elementary
Glendale Unified is an excellent public school district with an A grade from Niche. Kids can attend Verdugo Woodlands Elementary, a walkable community school with an A-minus from Niche. "The really cool thing about the elementary school is the dad's club. Women usually outdo men at school activities, but the dads here are prime sources of fundraising and volunteers. They put on a hysterical musical every year, and everyone thinks it's just great that the dads are so involved," Farestveit says. Rosemont Middle gets an A, while Crescenta Valley High School is graded A-plus. The Visual and Performing Arts program at CVHS includes photography, theater, instrumental music, dance and entertainment technology classes. Situated on about 40 acres, Verdugo Park is one of the neighborhood’s primary public green spaces. The park has two playgrounds, picnic and sports facilities and a community garden. “Verdugo Park is packed on the weekends. The Glendale Sports Complex is right here, and that’s always packed,” Farestveit says. The Mayor’s Bicentennial Park is a whimsical recreation area with a play set for kids and paved walking paths with footbridges. “Oakmont Country Club is a wonderful private club that is tucked away in the foothills. It’s got a golf course and a pool and is a great place for families. Not all country clubs are like that,” Farestveit says.Mom-and-pop dining destinations in the Montrose shopping district
“For shopping and dining, you can go south into Glendale, but it’s much more ‘neighborhoody’ if you go north into Montecito Park or Montrose,” Farestveit says. “The Montrose shopping district is where all the little restaurants are." Except for a couple of major coffee chains, the restaurants in Montrose are privately owned mom-and-pop shops. “La Cabañita is the best authentic Mexican, and it’s family-run like a lot of businesses around here,” Farestveit says. “Town and Casa Cordoba are both works of love by the owners.” Town & Kitchen Grill is a trendy but chill venue featuring seasonal New American dishes, and Casa Cordoba is a laidback Spanish restaurant with an cozy patio. For groceries, there’s a Vons and Trader Joe’s, as well as the Old Fashion Deli & Market, a favorite for Mediterranean meals and Middle Eastern groceries.Right on the freeway without the freeway feeling close
Part of the eastern border of Verdugo Woodlands is state Route 2, also known as the Glendale Freeway, which links to Interstate 210 about 2 miles north and state Route 134, also known as the Ventura Freeway, about 3 miles south. “One of the reasons people like the Woodlands is access to the 2. It’s at a higher elevation up on a hill, so much so that most of us forget it’s there,” Farestveit says. “It’s right on the freeway, without the feeling the freeway is close.” Downtown Los Angeles is just over 10 miles south via the 2, a sneaky long drive that can take over 50 minutes during unpredictable rush hours. The main thoroughfare is Canada Boulevard, a multiple-lane road with bus stops and traffic lights. “Canada is busy, but if you turn off into the side streets, they don’t take you anywhere besides residential neighborhoods, so there is no through traffic,” Farestveit says. North Verdugo Road also runs north-south through the neighborhood and acts as a main throughway. Hollywood Burbank Airport is 10 miles west, and USC Verdugo Hills Hospital is just north of the neighborhood.The Verdugo Woodlands is safe by national standards. Violent crime happens at under half the national rate. The neighborhood’s CAP Score Index for violent crime is a 2 out of 10, compared to 4 nationally.
Fire risk is significant in the neighborhood
The fire risk in Verdugo Woodlands is significant — First Street ranks it a 7 out of 10 for risk. The city of Glendale places the neighborhood entirely within the high fire hazard boundary. However, the community takes proactive steps like encouraging home hardening against wildfire, vegetation management, utilizing goat grazing to control hillside vegetation and enforcing brush inspection requirements.
