Rural living along the Presumpscot River
The remote Gorham village of Little Falls, about 10 miles from downtown Portland, cradles the banks of Maine’s Presumpscot River. “It’s not as busy as in-town because there aren’t a bunch of businesses everyone needs to get to,” says Mariah Mallory, a Gorham native and real estate agent at North Point Realty. In-town Gorham rests about 4 miles away – a drive that typically takes under 10 minutes. About 10 minutes in the other direction sits Sebago Lake, the deepest body of water in Maine, which serves as a major recreation and tourist destination. U.S. Route 202 and Maine State Route 237 intersect at the center of the neighborhood, providing quick accessibility to amenities outside of the Little Falls’ rural landscape. The area has a CAP Index Crime Score of 2 out of 10, which is lower than the national average of 4.
Woods, water and island golf
Little Falls encompasses acres of conservation land for hiking, and river, lake and bay access points are close by. The Presumpscot River flows out of Sebago Lake, about 6 miles away, and leads all the way to the Falmouth shores of the Casco Bay. Hawkes Preserve has two trailheads on its 41 acres and a kayak launch into the river. Shaw Park has similar amenities, and many visitors choose to jump off the bridge into the water during the summer. Gambo Preserve and St. Pierre Preserve are also in the neighborhood and provide ample opportunity for fishing and exploring the natural landscape. The forested parts of these nature areas attract snowshoers and cross-country skiers when temperatures drop. Little Falls Activity Center features pickleball courts, basketball hoops and an indoor multi-purpose gym. Golfers can take the ferry over to the Frye Island Golf Club, a nine-hole course in the center of Sebago Lake.

Shopping and dining throughout Gorham and Windham
Drivers can quickly access downtown Gorham for most shopping needs. Gorham’s Main Street has a Hannaford, Walgreens and small shopping plazas. The nearest Walmart, Shaw’s and other big-box stores operate out of Windham, about 8 miles away. Gorham has many restaurants to choose from, including MK Kitchen, a common date-night spot with to-go cocktails. Little Falls itself doesn’t have many dining options, but Red City Ale House on Gray Road is a local favorite that serves pizza and beer. Down the street, Backwoods Burger Shack cooks up smash patties, wings and milkshakes from a take-out counter and has a few outdoor picnic tables under twinkling string lights.
Fruit and flower festivities
Gorham celebrates numerous annual events and traditions. Orchard Ridge Farm and Maine Micro Artisans put on the Apple Blossom Festival and a Blueberry Festival. Both events spotlight local artists, live music and food trucks and take place at Orchard Ridge Farm off of Route 237. The Blueberry Festival also has a second location at Great Falls Elementary School. Other annual activities include a summer concert series and a holiday tree lighting, which both take place downtown at the Municipal Lawn’s gazebo.

Children living in Little Falls can attend schools within the Gorham School District. Great Falls Elementary earns an A-minus grade from Niche and hosts several family-fun nights throughout the year. Gorham Middle also scores an A-minus Niche grade, and Gorham High has a B. High schoolers can participate in the Extended Learning Opportunities program, which connects students with internships and job shadowing. Families can enroll their prekindergarten through 12th graders at Portland’s Waynflete School, a private option that scores an A-plus and ranks as the No. 1 Best Private K-12 School in Maine by Niche.
Lower home prices compared to other Cumberland County towns
Residential streets branch off of routes 237 and 202 and loop into cul-de-sacs, shaded by white pines. Lots have enough space for front lawns, driveways that accommodate multiple cars and spacious backyards. Houses rarely go on sale in Little Falls. “It’s not like there’s a supply ready and available,” Mallory says. “It’s more of a rarity to have a lot of options.” Recently sold properties consist of both single-family and multifamily builds. Ranch-style homes, Capes and colonials are common architecture types, and prices remain relatively affordable compared to towns closer to Portland and the coast. Single-family homes tend to sell between $300,000 and $500,000, while multifamily housing ranges from $500,000 to $800,000 for an entire property.

Getting around Little Falls by car and nearby health care
Due to the rural landscape of Little Falls, people rely on their own vehicles for transportation, rather than public transit. U.S. Route 202 and Maine State Route 237 cut through the area, connecting drivers to other neighboring towns. While some urgent care facilities provide treatment nearby, MaineHealth Maine Medical Center in Portland is the closest hospital, about 11 miles away. Flights serviced by American, Delta and United take off from Portland International Jetport, about 10 miles away.
