Hollybrook
A dense suburb near downtown Gresham
Ranch-style homes and bi-levels from the 1970s are common here, sitting on grassy lots with small driveways and the occasional backyard pool. Buyers can also find well-maintained split-level builds from the 1980s and 90s. Prices typically range between $350,000 and $600,000. “Affordability is a big part of our draw, I don’t think it will be there for long,” says Greg Walczyk, principal owner and broker of Walczyk & Associates Realty. Walczyk moved to Gresham 25 years ago. “A lot of people come to Gresham not knowing how great it is because it’s the only place they can buy that four-bedroom home that they need. And then they fall in love with it out here.” Condo units within complexes closer to downtown Gresham start around $150,000 and can climb up to $330,000.Hollybrook kids can walk to school
Families can walk younger children to Hollydale Elementary School, which has a C-plus from Niche, then students head north to B-minus-rated Clear Creek Middle. Teens graduate from Gresham High School, which earns a C-plus. In 2021, the high school completed several major renovations, unveiling a new gym, media center and more than 50 classrooms.Hiking and cycling on a former rail line
The neighborhood sits along a two-mile section of the Springwater Corridor Trail, a hiking and cycling trail connecting parks and natural spaces between Portland and Boring. “A lot of people take pride in biking that 40-mile loop,” Walczyk says. “Our clients who have houses on there, they use it a lot: roller blading, biking, it’s also a transportation artery to the main Gresham city park.” Linnemann Station Park is a common rest stop or starting point for the mixed-use trail. The park hosts a reconstructed train station from the region’s trolley and electric rail days.Hollybrook Park next door to Hollydale Elementary is a common site for kids’ soccer games, though locals also use the space for walks with friends or dogs and afternoons on the playground.
Locals hang at Cedarville Inn
Cedarville Inn is a popular spot for locals and folks stopping along the Springwater Corridor Trail. The down-to-earth establishment is known for cheap drinks, hearty pub grub and a lively back patio. Residents are also close to a diverse restaurant and shopping scene within the city’s historic downtown, less than a mile from the neighborhood’s eastern edge. Shoppers can head west on Powell Boulevard to reach Walmart, Safeway and a mix of local and chain eateries.Powell Boulevard borders the neighborhood
Powell Boulevard connects residents to Portland and more central parts of Gresham. Neighborhood sidewalks allow residents to walk to school or bus stops running along Powell and Eastman Parkway. The annual Lineman Rodeo draws local crowds
Hollybrook hosts the annual Pacific Northwest Lineman Rodeo, a competitive event for regional electricians. Locals gather to watch utility workers scale mock electric poles and flex their skills, or participate in family activities at ground level. Admission is free, and merchandise proceeds are donated to the Oregon Burn Center at Legacy Health.Elevated flood risk along Johnson Creek
Homes on the southern border of the neighborhood near Johnson Creek are at an elevated flood risk. Residents within the FEMA-identified Special Flood Hazard zone are eligible for federally subsidized flood insurance.
