Gulfport Heights offers quick commutes and low prices
Gulfport Heights is sought after for its convenient west-side Gulfport location, close to commercial districts and local employers like Memorial Hospital and the Naval Construction Battalion Center. More than half of residents rent rather than own their homes, and sale prices here tend to be lower than the city median. “It’s an investment area. Affordability and being close to the hospital and the Seabees station are draws. It’s good for people who are used to buying rent or to flip and rent,” says Realtor Narissa Behrens-Brown of Coldwell Banker Alfonso Realty, who has about two decades of experience.
Competitively priced single-family homes
Cottages, Craftsmans and ranch-style homes are common. Most sit on spacious lots of nearly a quarter-acre, with broad, grassy lawns. On some streets, homes are separated by groves of live oaks, loblolly pines and underbrush thick with ivy and scrub palms. Sale prices range between about $35,000 and $240,000, below the city median of $258,000. “There are a few homes that people have purchased and flipped to occupy. It just takes someone to make the move and kind of transform the area and inspire other buyers,” Behrens-Brown says.
Summers on the Mississippi Gulf Coast get hot and humid, while winters are mild. While the risk of flooding and wind damage is lower here than in coastal neighborhoods, Turkey Creek is prone to flooding, especially during hurricane season.
Highly rated Gulfport public schools
Gulfport School District, which earns an A from Niche, allows controlled open enrollment. Gulfport Heights students may go to 28th Street Elementary between preschool and fifth grade, then Gulfport Central Middle and Gulfport High for sixth through 12th. The elementary school gets a B-plus, and the middle school gets a B. Gulfport High scores an A. The high school’s Gulfport Gaston Point College & Career Readiness Institute offers several college and career-prep programs, including the Ingalls Shipbuilding Academy and the MS Power Energy Academy. The University of Southern Mississippi’s Gulf Park campus, less than 10 miles away, offers undergraduate, graduate and doctoral degree programs in more than 50 different fields.
Recreation options from Gulfport Dragway to Jones Park and the beach
Gulfport Dragway's quarter-mile strip, to the north, hosts races on Wednesday nights. Marshy pine forests along Turkey Creek provide a sound barrier between the track and the neighborhood. Gulfport Sportsplex, an athletic complex with baseball, softball and soccer fields, is about 10 miles away. Jones Park and the wide, white-sand Gulfport Beach are even closer. Jones Park has a splash pad, a playground and a pavilion where the annual Harbor Lights Winter Festival and Cinema by the Shore outdoor movie series are held. The nearby Gulfport Municipal Marina features over 300 boat slips and a bait and fuel shop.
Shopping and dining near Gulfport Premium Outlets, downtown
The commercial district near the Interstate 10-U.S. Route 49 interchange, just over 5 miles away, has national chain retailers and restaurants. Hotels and car dealerships surround Walmart Supercenter and Home Depot, close to a McDonald’s and breakfast spots like IHOP and Waffle House. The Gulfport Premium Outlets is a walkable outdoor shopping center with name-brand factory stores, including Polo Ralph Lauren, Banana Republic and Nike. Downtown Gulfport has attractions like Island View Casino Resort and the Mississippi Aquarium. It’s also the center of the city’s dining scene, with popular locally owned eateries like Half Shell Oyster House and Tavi’s Salumeria, an Italian spot.
Quick commuting to Memorial Hospital, downtown and the airport
Coast Transit Authority provides bus service to the area, with stops on 28th Street. Routes run downtown to destinations like Island View Casino Resort and Jones Park. Downtown employers, such as the Port of Gulfport, are within 5 miles of most homes. Driving usually takes under 15 minutes in light traffic. Memorial Hospital, about 4 miles away, is also a less-than-15-minute drive. Gulfport-Biloxi International Airport is just over 6 miles northeast, close to the U.S. Route 49-Interstate 10 interchange. Interstate 10 connects east to Biloxi and west toward Louisiana.
