New homes and outdoor recreation on Gulfport’s northern edge

The growing neighborhood of Lyman, located on the northern edge of Gulfport, is predominantly residential and largely undeveloped, but new subdivisions have steadily cropped up over the past decade or so. “It’s a small, up-and-coming community,” says longtime local Bill Lawler, Realtor with Busch Realty Group. “Gulfport and Biloxi are getting bigger and bigger, so people are going to the little, outlying areas where prices are lower and people know their neighbors.”

Between its smattering of multi-acre lots and long, narrow roads lined by dense pine forests, Lyman offers a rural feel with proximity to Gulfport’s airport, shopping and dining. It’s also central to outdoor recreation, with proximity to local parks, a golf club and the beach.

Housing blends contemporary builds with midcentury charm

This community has a variety of new construction homes, and more coming in new subdivisions like River Hills on the north side. These residences often adhere to sleek New Traditional designs, complementing older properties, which include vintage 1950s cottages and turn-of-the-21st-century starter homes. Snout houses, named for their large front-facing garages, are also popular.

Overall, prices range from around $100,000 to roughly $490,000, but options on properties over an acre can cost more, between $300,000 and $700,000. Lyman is about 10 miles off the Mississippi Gulf Coast, so monitoring the weather is second nature for many residents, especially during hurricane season. Flat Branch, plus its tributaries, and the Little Bilox River run through the neighborhood’s south and north sides, respectively. Special flood zones surround these streams, and properties within them require flood insurance for federally backed mortgages.

Students attend well-rated schools from kindergarten to high school

The neighborhood is served by the highly rated Harrison County School District, graded A-minus on Niche. The district includes Lyman Elementary, also graded A-minus, and Three Rivers Elementary, graded B-plus – both teach students from kindergarten to 6th grade. West Harrison Middle, for Grades 7 and 8, opened in 2021; it’s currently ungraded on Niche. Harrison Central High earns a B, and West Harrison High has an A-minus. The district announced in late 2025 that Harrison Central High had begun offering new AP courses in cybersecurity and networking. They will be available statewide during the 2026-2027 school year.

Outdoor fun from soccer fields to forested fairways

When pet owners need their pups to burn off some zoomies, Rover Run Dog Park is the go-to spot for tail-wagging fun. It’s just west of Lyman, close to County Farm Sports Complex, a sports hub with 11 soccer fields and a playground. Bruce Ladner Memorial Park is toward the heart of the neighborhood, offering a walking trail, a football field and a playground. Resident golfers are close to the Grand Bear Golf Club, a high-end course surrounded by the evergreen pinelands and wetlands of DeSoto National Forest. As for hitting the beach, it’s about a 12-mile drive to Gulfport’s shoreline, featuring white sand, free parking, a fishing pier and a marina. The city’s Beach Waterfront Complex is part of the greater 62-mile stretch of Mississippi’s sandy, scenic coast.

Local shops and national chains line Mississippi 53 and Route 49

U.S. Route 49 and Mississippi 53 are two main roads that intersect in Lyman. The latter is lined with several local businesses, including a vet, a gift shop and some used car dealerships. Dollar General is also on the road. More shopping and dining options are in Gulfport, a few miles down Route 49. Nearby grocery stores include Food Giant, Walmart Neighborhood Market and Aldi. The thoroughfare is also lined with restaurants ranging from El Saltillo Mexican Restaurant to Dickey's Barbecue Pit.

Easy access to I-10 and nearby cities like Mobile and New Orleans

A ramp onto Interstate 10 is about 5 miles south of Lyman. From there, commuters can drive roughly 72 miles east to Mobile, Alabama, or 72 miles west to New Orleans, Louisiana. Gulfport-Biloxi International Airport is about 9 miles south of the neighborhood, and the nearest hospital is Singing River, about 7 miles away.
