Southern magnolias and live oaks shape the neighborhood’s charm
Mature Southern magnolias, live oaks and palmettos shade the streets in Magnolia Grove, an established neighborhood with modest houses just minutes from the beach and downtown Gulfport. “That area took a big hit during Katrina, but it’s been rebuilding – it’s up-and-coming,” says lifelong local Randy Richardson, a Realtor with Century 21 J. Carter & Company. “It’s central, close to downtown and Pass Road, which runs from the [Naval Construction Battalion Center] in Gulfport to Kessler Air Force Base in Biloxi. Both are major employers here.”
Most homes sell for under $250K in this older neighborhood
Many of the houses here were built before 1980, so midcentury bungalows and cottages are popular. Other property types include manufactured homes and townhouses. The Coffee Creek Nature Trail has a paved walkway, surrounded by scenic pine forest, and a secluded boardwalk. Fish Bone Alley has good eats and nightlife near Magnolia Grove
Downtown Gulfport is less than 5 miles from Magnolia Grove, so the vibrant nightlife of Fish Bone Alley is minutes away. The pedestrian-friendly area features lively murals by local artists and a variety of bars and eateries. Popular late-night spots include Kelly’s Sports Pub and Rooney’s Irish Pub, while the Rack House Steak & Spirits serves elevated dishes like prime rib and fresh seafood. Everyday errands — such as grocery shopping, fueling up or visiting the bank — can be handled quickly at the nearby Courthouse Road and Pass Road junction. Courthouse Road also has several medical offices, and the closest hospital, Singing River, is located roughly 7 miles away.

Rail and highway access make commuting from Gulfport easy
An Amtrak station is less than 5 miles away. Passenger rail service resumed in late 2025, linking Gulfport once again with New Orleans – roughly 80 miles west – and Mobile – close to 70 miles east – through the Mardi Gras Service. U.S. Route 49 has a ramp onto Interstate 10 about 5 miles away. I-10 connects to New Orleans, LA, less than 80 miles west. Magnolia Grove is just south of Gulfport-Biloxi International Airport, and Hewes Avenue is a direct route, letting residents circumvent Route 49 traffic when catching flights.
