Historic coastal neighborhood with beach views and oak trees

Mississippi City is a historic neighborhood on the Gulf of Mexico where residents enjoy beach views and proximity to Gulfport’s main attractions year-round. “It’s a part of Gulfport that used to literally be its own city,” says local Philip LeBlanc, Realtor with Coldwell Banker Commercial Alfonso Realty. It was 1965 when Mississippi City was annexed, but the community maintains its pride as one of the earliest settlements on the Mississippi Gulf Coast, serving as the Harrison County seat between 1841 and 1902. “It’s been around a long time,” LeBlanc says. “And there are beautiful old homes and big, beautiful oak trees.” Mississippi City’s vintage coastal charm is just across the street from Gulfport’s public beach and sand volleyball courts.

Home styles range from beach cottages to modern stilt houses

Overall, sale prices range from under $100,000 to around $500,000, though multifamily prices typically only climb to about $460,000. Historic options are limited to a small variety of early-1900s and midcentury beach cottages. Ranch-style and split-level houses cropped up in the latter half of the 20th century, followed by more contemporary properties, such as townhouses, condos and new construction properties, such as modern stilt homes. Harrison County is vulnerable to hurricanes, and the season for them runs from June 1 to November 30. Most of the neighborhood is in a special flood zone, so many properties require flood insurance for federally backed mortgages.

Gulfport Middle College lets teens earn college degrees

Gulfport School District earns an overall A on Niche and serves Mississippi City with several highly rated schools. The community is at the intersection of a few attendance zones, so central and west side students can start school at the A-minus rated Pass Road Elementary, while those on the east side can attend Anniston Avenue Elementary, graded A. Bayou View Middle, graded A, and Gulfport Central Middle, graded B, also serve the community. Gulfport Middle is the district’s sole high school, graded A. Mississippi’s Middle College program allows high school students to earn their Associate’s Degree as they complete their diploma.

From Cruisin’ the Coast to Mardi Gras, Gulfport celebrates big

Coffee Creek Nature Trail is a nearby recreational avenue, with a short boardwalk ideal for birdwatching. The paved trail connects visitors to Magnolia Grove Park, which features a splash pad, playground and basketball court for outdoor fun. Sand volleyball at the beach is within walking distance, along with many fun events that annually shut down Beach Boulevard, also known as U.S. Route 90. The most famous is Cruisin’ the Coast, known as America’s Largest Block Party. “It takes over the Mississippi Coast,” LeBlanc says. “Every October, everyone across the country who has an old car, hot rod or any unique vehicle descends upon Highway 90 for a week. The weather’s beautiful, and it’s literally bumper-to-bumper cars just driving down the boulevard. There are food trucks and vendors everywhere.” Mardi Gras is another festive time of year for Gulfport, and LeBlanc, originally from New Orleans, says it always brings a parade and public school closures.

Courthouse Road has everyday essentials and eateries

Courthouse Road runs through the heart of the community, lined with conveniences like fast-food joints, private practices and gas stations. Its intersection with Pass Road is home to Hardy Court Shopping Center, where residents can shop for groceries at Froogel’s and enjoy New York-style pizza at Brooklyn Pizzeria, a locally owned staple since 1993. By the water, White Cap Seafood Restaurant is a local favorite. Its Beach Boulevard location isn’t as old as its history, which goes back almost 100 years, but it’s a go-to for crawfish bisque.

The closest airport, interstate and hospital are 5 miles away

Neighborhood street Hewes Avenue serves as a convenient backroad route to Gulfport-Biloxi International Airport, roughly 5 miles away. It’s a way for locals to circumvent traffic on 25th Avenue or U.S. Route 49. U.S. Route 90 is the main throughway, running right along the beachfront. It connects to nearby Cowan Road, which has an Interstate 10 ramp about 5 miles away. All-hours emergency care is also around 5 miles away at Memorial Hospital.
