The Island offers scenic views and plenty of homes in Eastern Gulfport
Located within Bayou Bernard on the eastern edge of Gulfport, The Island gives residents access to plenty of single-family homes while being in proximity to outdoor attractions, shopping and dining spots. The community has multiple subdivisions, with large lots and lawns surrounded by magnolia and oak trees. In-ground pools are common home fixtures. The community is also surrounded by waterways, allowing some properties to have private fishing and boating docks. The Island also has a CAP Crime Index Score of 2 out of 10, lower than the national average of 4. “It's really a safe place, and it's pretty,” says Sherry Owen, a Broker/Owner with Owen & Co. Real Estate and a neighborhood resident. “It's got a lot of the large oak trees, and you're overlooking the bayou.”
A mix of home styles with some HOA activity
Ranch styles can cost between $100,000 and $300,000, while New Traditionals and Greek Revivals run between $350,000 and $680,000. Colonial Revival estates range from $1 million to $2.5 million. Prices can also vary depending on age, location and condition. Some homes are HOA-controlled. Owen notes that the community has attracted families and most subdivisions have sidewalks. “I like it because it's convenient. You can go off the Island and in 10 minutes you're at the airport,” says Owen. However, FEMA maps show that flooding is a risk in the community, especially in areas adjacent to the water. Severe storms and hurricanes are also factors, as Gulfport was impacted in 2024.
Highly rated public schools serve students
Students can start at Bayou View Elementary School and continue to Bayou View Middle, both of which are graded A on Niche. They can finish at Gulfport High School, also rated A and offers marine biology and spatial technology classes.
Tennis Club and the local marine park serve as local attractions
The private Bayou Bluff Tennis Club features multiple sports courts, a pool and rentable event space. The club’s yearly memberships are priced below $200 but require a $2,500 initiation fee. On the northern end of The Island, Ocean Adventure Marine Park features shows and interactive exhibits with dolphins, sting rays and other aquatic life.
Parks and golfing spots outside the community include James Hill Park, which offers a playground, boardwalk, fishing pier and hiking trails. The 5,900-yard Bayou Vista Golf Course is open to the public and has a Par 71 layout.
Big Lake, east of the neighborhood, allows for boating and fishing. The Gulf and its public beaches are 2 miles south.
Dining on Lorraine Road, Shopping spots on Pass Road
Neighborhood restaurants are on Lorraine Road. Flamingo Landing is open for brunch and serves seafood and steaks. Blue Dog Bistro offers breakfast items along with burgers and sandwiches. More restaurants are south on Cowan Road, including Mangiamo Italian Restaurant and Mexican spot El Chilango.
Shopping destinations are roughly one mile south, with Rouses Market and Walmart Neighborhood Market on Pass Road.
Easy connections to highways, airport and health care
Lorraine Road runs through the community, connecting to U.S. 90 along the coast. The entrance to Interstate 10 is 2 miles north, while Gulfport-Biloxi International Airport is 5 miles east.
The community has several small clinics, but Singing River Gulfport Hospital is 6 miles north.
