Most homes in Parkdale-Walden sit above the median price for Kansas City, though many are still below the national median. “You can still find a decent home that is relatively updated for $350,000,” Galbrecht says. “To me, I think that’s a relatively affordable home. It’s all relative to people’s unique situation.” On the lower end, homes in need of some updates near Houston Lake start at $130,000. Three-bedroom ranchers and split-levels hover around $300,000. Updated four-bedroom builds can climb north of $400,000. On the highest end, homes in Tremont Manor and new construction in Forest Ridge Estates can fall between $600,000 and $1.25 million. Two- and three-bedroom units in townhomes near Northwood Road sell between $150,000 and $225,000. Buyers across the board can expect to pay HOA fees.

Park Hill schools are a draw

Students are zoned for the highly regarded Park Hill School District, which was the first public school district to win the Missouri Quality Award twice. Students can attend Southeast Elementary, then Lakeview Middle, which both get an A-minus from Niche. Park Hill South ranks in the top 20 Missouri high schools, according to U.S. News and World Report. Niche gives the school an A.

Grabbing a bite at Tremont Square or Burlington Creek

Adjacent shopping plazas Tremont Square and the Village at Burlington Creek hug the neighborhood’s northern border along Route 45. Locals can choose from about a dozen chain and local restaurants, including the popular Em Chamas Brazilian Grill, where servers slice meat right at the table. Just 10 miles from Kansas City International Airport

Most residents here drive when heading outside the neighborhood, though the 229 bus route stops along Prairie View Road. I-29 connects residents to downtown Kansas City or the airport, which is only about 10 miles away – in this way, Northland has the edge over their neighbors south of the river. “Our airport is very unique,” Galbrecht says. In 2023, Kansas City International Airport completed an enormous renovation, unveiling a brand-new terminal. “The airport has a lot of local-owned restaurants that are unique to KC, and it really plays off of KC, who we are and what we offer.”
