Fairland Heights is a small west Independence neighborhood surrounded by the arts, historical sites and green space. Its location near the thriving Englewood Arts District — the hub of Independence's artistic community — Fairland Heights, is close to studios and events that stir the creative heart. Three miles from historic Independence Square, the neighborhood is home to the Truman Presidential Library, related historic sites, and favorite dining and entertainment options. The Englewood Arts District bears the official designation of an arts district, which has several benefits. "Many areas are called arts districts, but very few have been zoned as such. The area also benefits from a 1% sales tax paid by district businesses as a Community Improvement District (CID). Baxley says that revenue goes towards improving common areas, but neighborhood patrols have been one of the most beneficial CID expenditures. Fairland Heights scores a 5 overall on the CAP Crime Index and 6 in violent crime categories. The U.S. average is 4.

Cozy 1920s-era homes
Homes here are older, many built in the 1920s. Styles include traditional, bungalows, ranch-style, Cape Cods and Craftsman. Most homes sell for between $100,000 and $200,000. Many parts of the neighborhood are heavily wooded with mature trees. And it's common to see yards with cyclone fences.
"There are some cute little houses there. They're smaller and older with lower-priced houses. Along Winner Road, you have a good mix of houses, with a lot of two- and three-story houses that might bring a higher price. It's a pretty street," Sherri Oaks says.

Dining and entertainment close by at Englewood Arts District and the Square
Fairland Heights is close to several eateries, shops and entertainment venues. Englewood Arts District includes favorite spots like the Englewood Café, Vivelore and the Nirvana Coffee Bar and Game Lounge, where patrons can eat breakfast, lunch or dinner while gaming or playing Dungeons and Dragons. Nearby Independence Square is home to iconic spots like the Courthouse Exchange, which has been here since 1899. The owners keep things fresh with live music on Saturday nights during the summer on the restaurant's deck. Other entertainment options near the Square include the Pharaoh 4 movie theater and Diamond Bowl & Billiards.
"The Englewood Cafe is a popular place for a good home-cooked meal, breakfast, lunch or dinner. Courthouse Exchange is a really nice restaurant where you'll see lots of lawyers because of the nearby courthouse, and Vivelore is a more expensive restaurant in a neat old building," lifelong Independence resident Marla Jones says. Grocery shopping is available a mile away at Save A Lot and La Plaza Market.

Independence residents to vote on whether to keep 4-day school week
The Independence School District implemented a four-day school week for the 2023-2024 school year, mainly in response to a teacher shortage. Since that change, job applications in the district have shot up by 360%. The Missouri governor has called for a vote during the 2025-2026 school year to decide whether to keep this schedule.
Children can attend Rogers Elementary, which earns a C from Niche and C-minus-rated Clifford H. Nowlin Middle School. High Schoolers can attend C-plus-rated Van Horn High School, where robotics team members can mentor elementary and middle school students interested in robotics.

Hill Park haven for Independence skaters

Interstate 435 within one mile
Fairland Heights borders Interstate 435, which connects to I-70 and Route 24/Independence Avenue. Commuters have convenient access to anywhere in Downtown Kansas City 7 miles to the west. . Most people here drive to get around, but public transportation is available with IndeBus stops along Winner Road. Cyclists can use a bike lane along Blue Ridge Boulevard for north and south travel.

Some areas more prone to flooding
A few areas in the neighborhood are more prone to flooding along the upper west corner along E. Truman Road and Interstate 435 and the neighborhood's northeast corner between E. Winner Road and S. Franklin Avenue.
Residents can also expect to hear more traffic noise along I-435 and hear more sirens if they live in the southeast corner of the neighborhood near Independence Fire Station 3 on E. Winner Road.
