Just 3 miles from Downtown Independence, Glendale offers a suburban setting tucked between everyday essentials. “When you drive around here, there are almost always kids playing outside or walking to Glendale Elementary because it’s right in the neighborhood,” says Ryan Gritters, a Realtor with Keller Williams Platinum Partners, who has sold several homes in the area. Residents can easily make their tee time at the Drumm Farm Golf Club or head to a youth soccer game at Van Hook Park. Fast food drive-throughs line Missouri Route 291, which also leads to the Independence Center, a shopping mall with over 100 storefronts. And thanks to nearby Interstate 70, the rest of the Kansas City metropolitan area is within arm’s reach.

Glendale’s winding, sidewalk-lined roads and cul-de-sacs are filled with homes built during the 1960s and ‘70s. Red-brick and muted tone vinyl split levels have three to four bedrooms, often featuring renovated kitchens and bathrooms. Mature white oak and sycamore trees shade ranch styles on 10,000-square-foot lots with backyards enclosed by picket or chain link fences. Two-car garages are attached to each house, and drivers should also expect slower traffic before and after school, as several designated pedestrian crossings dot the streets here. Buying in Glendale typically costs between $175,000 and $300,000, a range similar to Independence home’s average $200,000 selling price. “Prices here are slowly getting higher as we see more and more remodels,” says Gritters. Renters will find one-to-two-bedroom apartments in the Glendale at The Mansions complex in the neighborhood’s western region.

Independence Public Schools with Japanese influence
Every school on this neighborhood’s educational track receives a B-minus grade from Niche. Children here can attend Glendale Elementary School, which has a Japanese club where members share cultural norms with their sister school in Higashimurayama, Japan. Then, students may go to Bridger Middle for sixth grade and Pioneer Ridge Middle before continuing to Truman High School, where they can join extracurriculars like the robotics competition team or marching band.

From here, locals can walk to Drumm Farm Golf Club, offering an 18-hole course and a 9-hole executive layout, both weaving through wetland terrain on 280 acres of a former pastoral estate. On Saturday mornings, residents may hear a referee's whistle or the whoosh of a ball hitting the net during youth soccer games at Van Hook Park, named after the founder of the Independence Parks Department. Summertime fun abounds at nearby Adventure Oasis Water Park, where swimmers can float around the lazy river, glide down winding tube slides or relax under the striped blue and white umbrellas shading lounge chairs.

Missouri Route 291 is lined with chain restaurants like Wendy's and McDonald's, while the locally owned drive-through option, HiBoy, is a blue and red retro-style joint serving half-pound burgers and butterscotch ice cream shakes. Residents sit in black leather stools surrounding the mahogany bar and watch Chiefs games at Erin’s Pub, where they can also play free pool or sing karaoke every Friday and Saturday night. Along the thoroughfare, retailers include thrift shops, dollar stores and a Price Chopper for groceries. A Walmart Supercenter is less than 4 miles south on Bolger Road, across the street from the Independence Center, a mall with over 100 familiar stores, anchored by Dillard’s and Dick’s Sporting Goods. Centerpoint Medical Center is also in this area. Glendale is just 3 miles from Downtown Independence, where red-brick, Italianate-style buildings are home to cozy cafes and casual bars.

“Glendale is near all the big shopping and eating spots in Independence while still far enough away to be considered a quiet neighborhood,” says Gritters. “Plus, you can get to most of Kansas City in under 30 minutes.” Interstate 70 is 2 miles from the neighborhood, and another 13-mile drive west on the highway leads to downtown Kansas City. Along the way, drivers will pass the Chiefs Arrowhead Stadium and Kauffman Stadium, home of the Royals MLB team. A 35-mile trip north leads to Kansas City International Airport. Locals will also find numerous IndeBus stops in Glendale, offering rides to places across Independence and Kansas City every hour.
