Southern packs a boatload into its 10-block radius. With a string of shops lining its western side, the metro area’s softball mecca spanning its eastern sector, and major roads nearby – Interstate 70 to the north and Highway 40 to the south – this neighborhood goes to show that you can truly make a lot out of a little.

These winding residential streets offer just what you’d expect out of Independence’s housing stock: spacious 1960s traditional homes set on treed lots ranging from 0.15-to-0.25 acres with long driveways leading into two-car garages, porches and massive, fenced backyards. With Camp Creek snaking through the southern half of the neighborhood, too, some homes sit near the gently flowing waters, offering scenic views and easily accessible angling opportunities. Asking prices typically start at $200,000 and can exceed $275,000.

The homes almost appear to be situated directly around Southern’s namesake elementary school, serving prekindergarten through fifth grade with a curriculum prioritizing personal development and literacy and earning a B+ rating from Niche. Fourth and fifth graders can join the Southern Belles or Southern Gentlemen clubs, inviting guest speakers and arranging activities to help them emulate positive behavior tactics. Students then feed 5 miles northeast into Pioneer Ridge Middle and 2 miles north into Truman High, the latter of which has a B rating from Niche.

When the sun is shining, students after school book it to the eastern side to one of the suburb’s busiest spots. “Adair Park is mainly softball fields, so there’s lots of tournaments there,” says Shaun Ashley, Realtor for Re/Max Heritage. Not just your average tournament, though: These 35 acres are the host of the Fastpitch Heartland World Series, one of the metro area’s biggest showdowns spanning a handful of age divisions vying for the title of best slugger around. Even if playing or watching ball isn’t your thing, Adair offers five pavilions and a half-mile walking trail, ideal for your next picnic or casual workout.

Need a pick-me-up? Swing by Noland Road and snag your caffeinated beverage of choice from Scooter’s. While it specializes in coffee like cold brews, candy bar lattes and Scooter Shooters – with an extra kick of espresso – it also has an extensive menu of teas, hot chocolate, lemonade and smoothies for kids, as well as food options ranging from maple waffle sandwiches to red velvet cake bites. “Scooter’s is a popular chain in Kansas City,” says Ryan Gritters, Realtor for Keller Williams Platinum Partners. “It’s definitely a big draw to people.”

For a more filling meal, head just a few blocks south of Adair to El Gallo. Authentic Mexican cuisine such as chicken enchiladas abounds in this casual environment, though its a la carte items like asada fries and miscellaneous features like tilapia push just as many customers to return. If you’d rather stay in, get your grocery shopping done beforehand at Price Chopper along the northern edge or Hy-Vee in the southwestern corner. These chains bookend a vast strip of stores, including popular retail therapy stop Viva Fashion Mart, discount-based Big Lots and video game destination GameStop.

Though Downtown Kansas City is only 13 miles northwest, Southern’s convenience factor makes it so residents hardly ever have to leave.
