Classic architecture meets contemporary living in Bates-Hendricks
Just 3 miles south of downtown Indianapolis, Bates-Hendricks is a historic community that has seen a lot of changes in the past 20 years. This residential area is packed with 19th-century architecture, including the Bates-Hendricks House, a nationally registered historic landmark. Yet this neighborhood is not old news. Many homes have had major renovations to bring them into the 21st century while maintaining their old-school charm, and new builds are scattered through the area, too. Residents enjoy proximity to the lush Garfield Park and quirky shops, bars and restaurants in nearby Fountain Square.

Historic homes mix with modern builds on compact lots
The residential streets are tightly packed with single-family homes and duplexes, many of which date back to the early 1900s and have had extensive renovations. You can find historic cottages, bungalows, Dutch Colonials and National-style homes on compact lots with small front yards and detached garages in the back. “Bates-Hendricks has always been one of my favorite locations,” says Aubrey Walters, a real estate broker with EXP Realty and host of ADTV. “They’re restoring these homes and bringing them back to life. … You can still [flip houses] now, it’s just a lot harder.” There’s also new builds, which often sport modern farmhouse or contemporary styles with sloping roofs, asymmetrical elements and sharp lines. Most homes range from the mid-$100,000s to the low $400,000s. Recently constructed homes and properties with larger lots typically sell between the high $300,000s and the high $500,000s.

Dining on South East Street, plus more options in Fountain Square
South East Street has several spots to grab a bite or a drink. Indy All Night is a go-to for night owl. Open from 9 p.m. to 4 a.m., the no-frills joint serves comfort food like chicken broccoli alfredo via delivery or takeout window. The Vault Indy is a speakeasy-inspired bar with crafty cocktails and dinner service, while Bowhaus Tap has a crowd of regulars thanks to the laid-back atmosphere and karaoke. You can grab coffee at Lane Coffee Co. or a sweet treat at Bates Ice Cream, a seasonal ice cream shop. Bates-Hendricks has strong German roots, and Claus' German Sausage and Meat has been serving up smoked meats and homemade sausages for over 100 years. Fountain Square’s restaurants, boutiques, record stores and bars a just a short drive away. Locals unwind at spots like Bovaconti Coffee and Upland Brewing Company. “I think Bates-Hendricks is very good in terms of culture and very similar to Fountain Square,” Walters says.

How events give Bates-Hendricks a tight-knit vibe
The Bates-Hendricks Neighborhood Association organizes events that range from park clean-ups to the annual block party. The Bates-Hendricks Street Fest kicks off every September with food trucks, a beer garden, dozens of local vendors and live music. In the spring, neighbors compete and vote for the best chilis while enjoying drinks and music at the annual Chili Cook-Off. “That close to downtown, sometimes it's hard to feel like you're part of a neighborhood, but Bates-Hendricks is very close-knit,” says Sarah Fishburn, a Realtor with F.C. Tucker Company.
Public and charter schools in the neighborhood
Bates-Hendricks falls under Indianapolis Public Schools, which offers open choice for magnet schools and specialized programs such as Montessori, dual language and high ability offerings through a lottery system. Kids can attend James A. Garfield School 31, a STEM-focused elementary school with an emphasis on outdoor education. Arsenal Technical offers college and career programs, and the 76-acre campus has a college-like feel. Also nearby is SENSE Charter School, a public charter option for students in kindergarten through eighth grade.

Where to find playgrounds, parks and trails nearby
Pocket parks dot the neighborhood. Ringgold Park has an updated playground, while Baumann Park is a simple space for a picnic with tables and a grill. Pups can play at Dog Park at Immanuel, although dog parents need a membership for access. Garfield Park, a sprawling 122-acre green space, is just south of the neighborhood. This Indy gem has plenty to do, including swimming at the aquatic center, catching a show at the performing arts center, or strolling through tropical plants in the conservatory. Bikers can hop on the Pleasant Run Trail, a roughly 7-mile greenway that stretches from Garfield Park to Ellenberger Park in Irvington.
