Nora-Far Northside — or just Nora to locals — is a suburban neighborhood on the north side of Indianapolis. Residents enjoy leafy, quiet surroundings within a short drive of shops, restaurants, amenities and Interstate 465. Housing prices are lower than nearby Carmel, and locals have easy access to amenities like the Monon Trail, Ascension St. Vincent Hospital and shopping at The Fashion Mall at Keystone. Single-family homes and condos are available in Nora

Nora has single-family homes, condos and townhouses at a lower price than nearby Carmel. Most homes were built between the 1950s and the ’80s and sit on half-acre lots, but the most expensive houses can have lots that are an acre or more. “A lot of the neighborhoods feel suburban and not necessarily inside the 465 loop. We have a lot more mature trees,” says Tommy Johnson, a Realtor with @Properties and resident of neighboring Saint Vincent-Greenbriar. “A lot of people that are in Broad Ripple that have family end up in Nora because Broad Ripple has smaller homes, and Nora has bigger yards and bigger houses as well.” On the neighborhood’s east side, new builds sit on more compact lots and feature modern Craftsman and Colonial Revival styles.

The cost of living on the Far Northside is lower than Carmel

Nora’s median sale price is about $400,000, lower than Carmel’s median of about $570,000. Most homes range from the low $200,000s to the mid-$500,000s, including new construction. Updated homes and large estates cost more, starting in the low $600,000s and peaking at $1.5 million, depending on the extent of renovations and lot size. Condos and townhouses range from the low $200,000s to the mid-$300,000s. The median sale price for townhouses is about $340,000 in Nora, compared to Carmel’s median of $440,000.

Highly rated public schools in Washington Township

The Metropolitan School District of Washington Township serves the area and is coveted for its strong academics and diversity. Kids could attend schools such as:

  • North Central High School, one of the best public high schools in Marion County
North Central High School offers opportunities to earn college credit or an International Baccalaureate (IB) Diploma and is home to the Pike Performance Center, a 1,255-seat auditorium. There’s also private alternatives within a few miles of the neighborhood. Park Tudor School is a pre-kindergarten through Grade 12 school that offers the Global Scholars Program, the school’s specialized version of the IB program. There’s also Brebeuf Jesuit Preparatory Academy, one of the best Catholic high schools in Indiana.

Easy commutes on I-465, but limited access to public transportation

Drivers can get to downtown Indianapolis and its international airport in about 30 minutes. There are some IndyGo bus stops on 86th Street, but most people drive. “It’s between the heart of downtown Indianapolis and all those other northern suburbs that are taking off,” Johnson says of Nora. While traffic can get busy, he says “I think people mostly like it because we’ve got 65 and 465 running together right there. In Broad Ripple, they don’t like how far they are from the interstate, so it makes any trip a little longer. Nora gives you more access to some of those other areas like Fishers because you can hop onto an interstate faster.”

Amenities, shops and restaurants are close to home

You’re only 3 miles from The Fashion Mall at Keystone, an indoor-outdoor shopping center with over 120 high-end stores and restaurants. Broad Ripple’s eclectic shops and eateries are less than 5 miles from home. The neighborhood has its own options, including Another Broken Egg Café and Daddy Jack’s Restaurant and Bar. You can grab groceries at Kroger and fresh cuts at Moody’s Butcher Shop. The trendy Ironworks Hotel has restaurants ranging from boutique-style bites at Rize to smash burgers at Daredevil Hall. Ascension St. Vincent Hospital and Peyton Manning Children’s Hospital is next door in Saint Vincent-Greenbriar.

Nora has parks and direct access to the Monon Trail

It’s easy to hop on the Monon Trail, a nearly 30-mile paved path that provides recreation and connectivity to downtown Indianapolis. The nearby Lenape Trace Park provides a tranquil green space and a small trail that links to the Monon. In the heart of Keystone at The Crossing, Oliver’s Woods Nature Preserve has nearly 55 acres to explore and a canoe launch onto the White River, while Town Run Trail Park is popular with mountain bikers, hikers and joggers. Marrott Woods Nature Preserve, a wooded 99-acre park near the confluence of Williams Creek and White River, is about 2 miles south of the neighborhood.
