Small-town living outside of Ashland, KY

Ironville is a small suburban community with rural surroundings and homes with more acreage than Downtown Ashland, located less than 5 miles away. "Ironville is one of several small communities outside Ashland's city limits; you wouldn't know you were going from one little area to the other out here. But taxes are low and it's quiet. You're not on top of your neighbors, that's what people like," says Tobie Moore, an area resident and Realtor with Keller Williams. A few churches and the Kentucky Educational Development Corporation, which Kentucky for Small Businesses rates as the Best Place to Work, are among Ironville's only non-residential buildings. Relative affordability also draws homebuyers to the area. "Over the past five years, lots of people have moved back here to retire due to the affordability. One couple sold their 10-acre farm in Washington State, bought one here and retired entirely off of the sale," Moore says.

Hundred-year-old homes and large lots in Ironville

Homes in Ironville are spaced out along country roads with styles ranging from hundred-year-old cottages to ranch styles and traditional homes built from the '50s to '70s. "There hasn't been a whole lot of new construction in the past 10 years, but there are still a lot of older features that people like," says Gary Donalson, a Realtor with RE/MAX Realty Connection who also lives in the area. Original wooden siding and brick fireplaces add vintage character to many homes here, and grassy, half-acre lots are common, but properties can be several acres. Prices range from $80,000 to $125,000 for older homes around 1,000 square feet to larger, more modern homes selling from $225,000 to $240,000. Donalson also notes that home prices have been rising due to recent construction in the area, including a new casino and race track. Ironville has a CAP Index Crime Score of 2 out of 10, which is lower than the national average of 4.

Boyd County public schools nearby

Students may attend Summit Elementary School, which earns a B-minus from Niche before moving on to C-rated Boyd County Middle, located next door. Boyd County High is 8 miles to the south in Cannonsburg and earns a B-minus. The school's Catherine Newton Youth Services Center supports eligible families by linking them with location assistance and community services. Rose Hill Christian School offers a private, religious education for kindergarten through 12th grade. The school receives a B-minus and is rated by Niche as the fifth-best high school for STEM in the Huntington area.

Heading outdoors at Armco Park

Quiet residential streets make it easy to take in views of Kentucky's rolling hills, but those looking to find more outdoor space can take a quick 3-mile drive to find Armco Park in Summit. Spread over 200 acres, the park offers a disc golf course, a playground and an open-air shelter. The Historic Iron Ore Hiking Trail also leads hikers through several miles of wooded terrain and a leafy canopy of tall oaks and beeches. Those wanting to practice their golf swings can purchase a membership just 4 miles away at Bellefonte Country Club or find a public 18-hole course at Sundowner Golf Course. Several parks in the surrounding area also offer access to Kentucky's wealth of nature. Within 30 minutes from Ironville, residents can find options like the Beech Fork Lake Wildlife Management Area, Greenbo Lake State Resort Park, and Grayson Lake State Park.

Shopping and dining along Highway 60

Because Ironville is almost completely residential, residents have to drive to nearby areas like Summit and Highway 60 to find nearby shops and services. Dollar General is the main stop for daily conveniences, while several auto shops and stores like Borders Sporting Goods provide limited shopping opportunities. J J Restaurant is one of the closest places to eat, offering a family-friendly atmosphere right off of Highway 60. Popular items include coleslaw, mashed potatoes and sandwiches. For groceries, residents can choose between the Walmart located in Ashland or the one in Cannonsburg. About 6 miles south of Ironville, Cannonsburg is also home to the Camp Landing Entertainment District, a recently developed mall with a movie theater, restaurants and Malibu Jack's indoor amusement park. Located next door, Sandy's Racing and Gaming has an oval track for horse racing and a 4,000-square-foot gaming facility.

Getting around the Ironville area

Located about 5 miles southwest of Ashland, folks in Ironville can commute into the city in just 13 minutes by taking Roberts Drive, which passes just east of the community. King's Daughters Hospital is also downtown, located on 23rd Street. The hospital is the sixth largest in Kentucky, with several facilities throughout the area that employ a large number of Ashland's residents. Huntington Tri-State Airport is about 18 miles east of Ironville. Two major airlines service the airport and flights to destinations across the East Coast.
