Resting on the slopes below Loma Ridge, Orchard Hills is a luxurious, master-planned community where views only come second to comfort. “Orchard Hills is subdivided into three different communities. Each section has its own HOA,” says Realtor Glara Lee, who works with Compass Newport Beach and has over five years of experience in the area. The HOAs take care of the yards and recreation spaces, while residents can relax poolside or play a game of tennis. The houses often have views of the foothills and the city of Irvine, plus local recreationists can access canyon scenery at adjacent trails and nature preserves. “People really like the hill topography, and they get access to a lot of what gets people to Irvine like schools and easy shopping,” Lee says.

A calm setting for Mediterranean homes and HOAs in Orchard Hills
Quiet and residential, Orchard Hills is composed of winding roads of single-family homes. The peaceful atmosphere is reflected in the area’s CAP Index Crime Score, a 1 out of 10, compared to the national average of 4. The houses have smaller yards with enough room for garden beds, which are often landscaped with cypress trees and boxwood shrubs — thanks to the HOA. Also with the HOA, residents can access a pool, a gym, sports courts and a clubhouse within the community. All homes, condos and single-family, in Orchard Hills have Mediterranean architecture, and many were built by the Toll Brothers. Two-bedroom condos range from $1.3 to $1.4 million, while four-bedroom homes range from $2.5 to $5 million. Five-bedroom mansions start from $7 million and go up to $8 million. Specific parts of Orchard Hills, like the Groves, are particularly attractive: "People really want to get into that community, but inventory is limited, so it's getting pricey — a home recently sold for $8 million here,” says Yubo Mu, a broker with Pinnacle Real Estate Group. But with views of avocado orchards during the day and the city lights at night, it’s no surprise this area comes with a higher price tag. Soon prospective buyers can expect a fourth gated community within Orchard Hills called "The Summit," which will have over 500 homes, plus parks and trails. Its first homes will be available in 2025.

Well-rated Tustin Unified public schools, including Beckman High School
Students in Orchard Hills may attend different school districts depending on their addresses, but most attend schools in the Tustin Unified School District. Orchard Hills School, which serves kindergarten through eighth grade, has an A rating on Niche. Beckman High School has an A-plus and is a California Distinguished School, a designation given to schools with excellent educational programs. The closest higher education includes the University of California, Irvine, and Irvine Valley College.

Loma Ridge, Settlers Park and more local recreation
In the foothills of the Santa Ana Mountains, Loma Ridge is a nature preserve that covers the eastern side of the community. Here many locals hike to panoramic viewpoints of rolling hills and fields of wildflowers. Limestone Canyon Regional Park, which borders Orchard Hills’ eastern side, is another popular hiking spot. One of its most famous features is The Sinks, a red sandstone cliff formation that landslides shaped over a few million years. The mountain geography puts the community at a major fire risk, but the Orchard Hills is prepared for evacuations if necessary. Located on the western side of the community, Settlers Park has a shaded playground, basketball courts and a volleyball court. Centrally located Orchard Terrace Park offers a picnic area under a pergola and a shaded playground.

Orchard Hills Shopping Center and Northpark Plaza's East Asian cuisine
On the western side of Orchard Hills, residents can find the Orchard Hills Shopping Center. It has a Pavilions grocery store and a few chain restaurants. The neighborhood’s also a couple of miles east of another shopping center called Northpark Plaza, which provides an array of East Asian dining. High-end GOOYI92 serves Korean barbecue, while MooMoo Hot Pot offers all-you-can-eat hot pot in a traditional Chinese atmosphere. For international groceries, residents can shop at H-Mart, best known for its Korean products.

The Orange County Zoo and the Santa Ana Zoo
Located about 5 miles west of Orchard Hills, the Santa Ana Zoo features over 350 animals, plus a Ferris wheel and a carousel. The Orange County Zoo, about 5 miles north of the neighborhood, specializes in animals native to Southwest America like mountain lions and a black bear. Its activities include paddle boats, a train ride and a scavenger hunt.
