Walnut is a commuter-friendly Irvine suburb

Many factors go into buying a home: how much your mortgage will be, how much square footage you want, what amenities you need and, of course, location, location, location. For home buyers who work in Los Angeles but want to live in Orange County, the Walnut neighborhood in northeast Irvine might be the place to find a satisfying compromise. "You can get a lot more house here than you can in LA. And if you work in downtown LA or Pasadena, the commute to and from here wouldn't be too bad," says Matt Tilley, Realtor with First Team Realty and "The British Bloke" on his real estate YouTube Channel.

Spanish-style suburban homes and condos

You'll find mostly 1970s-era bungalows with meticulously maintained stucco exteriors in Walnut, but you can also find newer, larger, more contemporary homes with Spanish-style influences like barrel tile roofs and domed windows. Short, broad driveways lead to multi-car garages, and pops of greenery are everywhere, from the tall palm trees dotting the horizon to the shrubbery adorning most homes’ landscaped front yards. Sidewalks are plentiful, providing the ideal location for walks around the neighborhood with family or friends. Prices range from $920,000 for 1,200 square feet to $2.2 million for 3,300 square feet. If you’re looking for a home with a bit less upkeep, you’ll find town houses and condos throughout the area, with prices ranging from $660,000 for 900 square feet to $1.1 million for 2,100 square feet.

Space for sports and skateboarding at Harvard Park

Residents looking for fresh air and exercise have their choice from multiple parks in the area, both small and large. One of the larger parks, Harvard Community Park, located off Harvard Avenue, is a hub of activity for neighborhood soccer and little league teams who utilize the baseball diamonds and sprawling soccer fields there. But Harvard Park isn’t just for sports; you can find grills for barbecuing and picnic tables, a skate park for skateboarding and rollerblading and bike trails along the park’s west end. College Park offers more amenities for when you want to get active, including a playground for the kids, a volleyball court, and acres of green grass to run and play on.

Take Interstate 5 to Los Angeles

LA might be about 38 miles north along Interstate 5, but it is still accessible, plus you'll be close to so much: the vibrant college community at the University of California Irvine, Newport Beach’s incredible coastline, and hiking in Trabuco Canyon. You really can have it all in Walnut.
