Award-winning Irvine schools
The award-winning Irvine Unified School District serves Westpark. Most children will start school at Westpark Elementary School, which is rated A-plus and the 11th-best Orange County elementary school by Niche. The A-rated Plaza Vista School teaches kindergarten through eighth grade. All Westpark kids will attend Plaza Vista for middle school, but children living in the north of the neighborhood will attend Plaza Vista starting in kindergarten. Finally, students will graduate from either Irvine High School or Woodbridge High School, scoring an A-plus from Niche and ranking in the top 10 best public high schools in Orange County.

Parks everywhere for anyone
Like most Irvine neighborhoods, Westpark enjoys a high ratio of parks to homes. Over a dozen parks spread across the neighborhood, ranging in size and purpose. Some are smaller green spaces with simple playgrounds, while others have pools and lighted sports courts. Bill Barber Memorial Park is the neighborhood’s largest park and a popular place to have a picnic or go for a jog. Youth sports leagues operate out of Bill Barber, but residents can meet for friendly games. Sweet Shade Neighborhood Park is home to Irvine’s Ability Center, which strives to serve disabled residents through social clubs and accessible sports leagues.
Diverse shopping and dining in the neighborhood
Daniel Finder, a Realtor of EQTY Forbes Global Properties, says Westpark’s biggest appeal is its convenient location, as residents are close to anything they need within the self-contained community. In the center of Westpark, on either side of San Diego Creek, the Westpark Plaza and Crossroads Shopping Center provide residents on both sides of the river with access to specialty shops and major retailers like Targets and CVS, as well as florists, beauty salons and automotive shops. Specialty grocers include Sprouts Farmers Market, which specializes in organic and natural selections, and H Mart, the Asian grocery chain known for its expansive food hall. For even more shopping and dining options, the Harvard Place Shopping Center provides residents access to Ralphs, ATMs and various restaurants.

Spanish-influence suburb
Westpark is one of Irvine’s oldest planned communities. Homes were developed from the 1960s through the 1990s, usually crafted with stucco and red tiles to give the neighborhood a Spanish feel. The older inventory of homes adds to Westpark’s charm. Daniel Finder, a Realtor of EQTY Forbes Global Properties, says, “Irvine, in general, has a very Mediterranean meets Tuscany vibe to it, which you really see in Westpark. It’s got a cool Miami Vice look.”
Tall palm trees and manicured lawns surround the warm stucco homes. Condos are very popular, priced from $575,000 up to $1.1 million. Equally plentiful townhouses sell between $850,000 to $1.3 million depending on size, location and amenities. Detached, smaller single-family homes start at $1.1 million, while large houses with many bedrooms and multicar garages can approach $3 million.
Finder says, “Westpark does have a different flavor and flair than the rest of Irvine. Its location is great, but my favorite thing about Westpark is the floorplans — they are awesome. They’re ahead of their time: super high ceilings, big windows, two-story foyers. They’re untraditional and nicely designed. I would not call Westpark boring in the slightest bit at all.”

Westpark is fairly lowkey, and the neighborhood’s various homeowners associations manage most community events. However, the neighborhood's location puts residents in proximity to plenty of activities. Irvine’s CicloIrvine, which takes place on the streets just outside the neighborhood, promotes sustainability. Select Irvine roads are closed to cars for the day, encouraging citizens to walk or bike instead.

Getting around Westpark
Westpark’s master-planned layout makes getting around easy. Thoroughfares connect the neighborhood and outlying communities. Interstate 405 borders the southern half of the neighborhood, so drivers can quickly pull onto the interstate and travel 11 miles south to Newport Beach or eight miles north to Santa Ana.
