Newer homes, excellent schools and a sense of community are the things that draw many people to Woodbury and Stonegate, two master-planned neighborhoods in East Irvine. “Both communities offer wonderful pools, spas, tot lots and all that great stuff. Established between 2009 and 2011, Woodbury and Stonegate were created to have a small-town feel. They’re very walkable, with streets bordered by bright white sidewalks and adorned with tall trees. Those streets bend and curve throughout each neighborhood, with many connecting or ending in cul-de-sacs, helping to reduce traffic and noise. The homes feature Tuscan, Spanish or French architectural influences, with elegant stucco and stonework exteriors. Exteriors feature elegant stucco and stonework that blends with modern details such as solar roof paneling. Prices range from $1.1 million for 1,700 square feet to $4 million for 4,000 square feet. While most homes are stand-alone, both neighborhoods offer condominiums and townhomes with prices ranging from $520,000 for 1,300 square feet to $1.8 million for 2,300 square feet.
Children in Stonegate may begin their education at Stonegate Elementary, then proceed to Sierra Vista Middle and Northwood High, while in Woodbury, children may start at Woodbury Elementary and then head to Jeffrey Trail Middle and Portola High. Portola High serves grades nine through twelve and has an A+ on Niche. It also produces the Portola News Network, a student-run, award-winning, biweekly broadcast informing students about school and community events, with an audience of over 2,500. Families considering private education for their children have several options, including faith-based and Montessori schools.
At Woodbury Community Park, multiple fields invite residents of all ages to enjoy a friendly game. There are also pools and tennis courts on the grounds, which offer more opportunities to get some cardio. Across Irvine Boulevard, you’ll find Stonegate Park, which also has tennis courts, fields and a playground. Residents 50 and older can enjoy the activities and programming at Trabuco Center, and those looking for hiking and biking opportunities can head to the Jeffrey Open Space Trail, which connects conservation areas and open spaces along four miles of trails through the city. Residents can enjoy dedicated community centers within each neighborhood that offer pools, playgrounds, tennis courts and green space.
At Woodbury Town Center, you can find everything you need to get your weekly errands done, like picking up groceries at Ralphs or Trader Joe's, picking up craft supplies at Michaels, or taking advantage of any of the services there, including banking, optical, medical, dental, and hair salons. You can also find dining options at Woodbury Town Center, like SoCal-chain Fish District, which serves a variety of seafood dishes. After a long day of shopping, treat yourself to a poke bowl or their signature Catch of the Day platter.
Conveniently located near I-5 and SR-133, you’ll have the rest of Orange County at your fingertips. Take the 133 to Laguna Beach and spend some time by the ocean, or the 5 into Anaheim for a day trip to Disneyland. You can do it all when you live in Woodbury and Stonegate.
