Neighborly suburbs and quiet rural homes in Jackson
Rural and suburban neighborhoods often feel like separate worlds, but in Jacksons Mills, they often sit side by side. “You could be out in some corn fields, and then you drive a half a mile away, and now you’re in a complete subdivision, full of homes and kids riding their bikes down the streets and folks walking their dogs,” says Amber Noble, a Realtor and broker-associate at Keller Williams Realty who is licensed in New Jersey and Pennsylvania. She’s sold homes in Jacksons Mills and surrounding areas for 18 years and lived there for 19 years.
Located in the Jackson Township and often alternatively called Jackson Mills, the neighborhood's duality attracts those looking for a tight-knit suburban community and those who want private land, but the area is also known for its commutability and friendly prices. “It is really close to the New Jersey Turnpike, and for anyone that may need to commute to anywhere in New Jersey, which is a state with a lot of highway, or anyone who might want to commute to Pennsylvania or into Manhattan and New York in general, Jacksons Mills and Jackson Township is just a chef’s kiss,” Noble says. “It’s an area where you can get a considerable amount of land at a price that may not break the bank, which is hard to find these days, particularly in the Tri-State Area.”
Homes with acreage, smaller lots in 55-plus communities
Jacksons Mills’ colonial and new traditional homes often have spacious lots of an acre or more, even when they’re in a subdivision. Much of this land stretches back from the houses, but some of it goes to putting plenty of space between each house; neighbors are still in sight along suburban roads lined with sidewalks, but there’s plenty of room to breathe. Homes in gated communities like the Four Seasons at South Knolls, a 55-plus community, are an exception and sit much closer together. “But then there are also a number of homes that are really set back and secluded where you have nobody around you — it’s like crickets,” Noble says.
Fixer-uppers on less land — which, in Jacksons Mills, could still mean half an acre — can start at around $500,000. Larger, more updated houses or homes with more extensive acreage can climb as high as $1.5 million. Four Seasons’ homes are smaller and have less land, so they typically stay between $400,000 and $550,000. Jacksons Mills’ prices, Noble says, are a major draw to the area. “You could take that same house that you had in Jackson, take it up the road to Bergen County, which is very close to New York, and that same house would be like $6 million,” she says. “So that is part of the unique value proposition of the Jackson area, is that you can get a lot of house for the money if you really look at it compared to other parts of New Jersey.” Home values are on the rise here, though. It’s these factors, Noble says, that played a role in her building a house in the neighborhood in 2015. In less than a decade, she sold the home for just over $1.1 million, double what she’d spent to build it.
Restructuring in B-rated Jackson Township School District
Niche gives the Jackson Township School District a B and lists it as the fourth-best district in Ocean County. To address a shrinking student population, the district is merging its high schools and closing a middle school. The move may result in longer commutes for some students. Children can attend Switlik Elementary School, which has a B-minus, before moving on to Carl W. Goetz Middle School, which has a B, and Jackson Memorial High School, which has a B-plus.
Commuting on I-195, reaching Manhattan, Philadelphia and Trenton
Jacksons Mills is right off Interstate 195, which leads to the New Jersey Turnpike, otherwise known as I-95. The Jackson Township Park & Ride, where commuters can catch buses to Manhattan, Trenton or Philadelphia, is about 2 miles away. Manhattan and Philadelphia are both about 57 miles away, but Trenton is much closer — only 28 miles from home. CentraState Healthcare System is the nearest hospital to Jacksons Mills, about 8 miles north of the community.
Shopping and dining on North County Line Road, at Jackson Premium Outlets
A handful of popular restaurants are strung along North County Line Road. Bagel Run is a popular spot to grab a quick breakfast. Sunrise Diner is a more sit-down spot known for its breakfast and other traditional diner foods, and Mona Lisa Pizza is the go-to spot for pizza. ShopRite offers groceries right in the neighborhood. For more shopping, residents often drive about 8 miles west to Jackson Premium Outlets. “You have a lot of name-brand retailers there, from Ralph Lauren to the Nike outlet, Bath & Body Works,” Noble says. “You name it, that’s the outlet capital.” Driving about 8 miles east instead brings residents to a wide selection of shopping centers strung along U.S. Route 9 in neighboring Howell Township.
Kayaking and fishing on nearby lakes, amusement parks a few miles away
Bennett’s Pond is a small, quiet spot for kayaking and fishing. Even though it’s about 11 miles away, Prospertown Lake is a more popular spot in Jackson Township for these activities, as the lake is bigger and offers nearby hiking trails. Signs in the area list rules for visitors, and Noble says the New Jersey Department of Environmental Protection can be quite strict about them. Six Flags Great Adventure is a 160-acre theme park at the edge of the lake that serves as another huge draw to the area. Next door, Six Flags Wild Safari is a 350-acre drive-thru safari full of animals like giraffes, lions and kangaroos. Closer to Jacksons Mills, Vista Fields hosts games and practices for local soccer teams.
Performances and rides on Jackson Day
Every year, Jackson Day is a huge, free celebration featuring carnival rides, live music and local vendors alongside performances by skydivers, motocross jumpers and a drone light show after dark.
Occasional hurricanes or tropical storms.
New Jersey is occasionally hit by hurricanes or tropical storms. When these storms hit, First Watch, a climate risk data organization, says Jacksons Hills has a minor risk of flooding but a major risk of high winds.
