Oakleaf has several housing options
Oakleaf primarily contains homes built over the last 25 years. The area has numerous move-in-ready residences and new constructions. It's common for homes to be built by well-known developers, like D.R. Horton and Lennar, and feature custom upgrades. Oakleaf Plantation is a master-planned development with several subdivisions, including Eagle Landing, which has a country club and an 18-hole golf course. The Arbor Mill subdivision contains a 55-plus section, called Freedom at Arbor Mill. William E Ramos, the owner and broker of Integrity Key Realty LLC, says that many move here for exclusive amenities in Oakleaf Plantation. “There are a lot of things to do in Oakleaf Plantation, especially for kids. It has waterparks and outdoor areas,” Ramos says. There are also smaller developments; Spencers Crossing includes brick ranch-style houses from the 1990s, and Kindlewood features early 2000s homes. New homes are in Copper Ridge and Double Branch, and construction is ongoing. Outside the residential developments are a handful of older houses and manufactured homes on lots larger than an acre.

Housing prices and various fees for Oakleaf homes
Most condos and townhouses cost between the low $100,000s and the lower $300,000s. Single-family homes often sell from the mid $200,000s to the upper $700,000s. Sometimes, large custom-built houses can be more expensive. Properties in Oaks and Eagle Landing typically fall on the higher end. The neighborhood has a median sale price in the lower $300,000s. Ramos says while Oakleaf's home prices can vary, the median price is just a bit above that of the greater Jacksonville area. Oakleaf Plantation is split between two Community Development Districts (CDDs) and several homeowners associations, also called the property owners associations (POAs); residents must pay a combined fee for their CDD and POA. The development also requires an annual assessment conducted by the POAs. Spencers Crossing and Kindlewood have HOAs, but no CDDs.
A family-friendly atmosphere with parks and community events
Many locals can use private fitness centers and resort-style amenities inside residential developments. Oakleaf Village and Plantation Oaks subdivisions have water parks with pools, splashpads and water slides. "It's a very family-oriented community," says VICTORIA GREGORY, an Oakleaf resident and the leader of Victoria Gregory Group with Shoe Realty Inc. "There are lots of sports teams, Food Truck Fridays and graduation is big here. They have it on the football field with a big fireworks event afterward." She adds that the Eagle Landing Golf Club hosts monthly events, like tournaments and swim teams. Oakleaf Community Park is a large, 100-acre public sports complex where kids play football, baseball and softball managed by the Oakleaf Sports Association. The Branan Field Wildlife and Environmental Area is home to native birds, gopher tortoises and wooded trails. People enjoy fishing and boating at Doctors Lake Park, about 10 miles away, and the lake connects to the St. Johns River.

Commuting and travel times from Oakleaf
Locals typically commute by car; traffic can be heavy along major highways and Oakleaf Plantation Parkway. First Coast Expressway is a commuter-friendly toll route running through the area that leads to surrounding counties; construction is ongoing. It's generally a 15-minute drive to reach Interstate 10 from the middle of Oakleaf. It may take between 15 and 30 minutes to get on Interstate 295. Commutes to Jacksonville's Downtown/Riverfront can take 30 to 45 minutes, depending on traffic. "It's very close to the [Naval Air Station Jacksonville]. A lot of people from the military who were stationed in Jacksonville will come back to retire here," Gregory says. The military base is about 13 miles away, but the route often gets congested.
Local commercial spaces with many offerings
Residents typically shop and run errands at one of the neighborhood retail centers. Oakleaf Town Center is the largest, with a Target, national department stores and chain restaurants. In the heart of the community stands Oakleaf Commons, a small strip mall with a Publix supermarket and Akaya, a local spot for hibachi and sushi. The community also contains an EPIC Theatres, medical offices and banking locations.
Publix is a popular destination Oakleaf residents can visit to replenish their homes.
Target is an Oakleaf favorite for a variety of household goods.
