A master-planned community in North Florida
Oakleaf, a suburban haven between Duval and Clay counties, is anchored by a large master-planned development, OakLeaf Plantation. OakLeaf Plantation was built during the early 2000s, although the area contains a handful of 20th-century homes on large lots than inside the subdivisions. "What draws people here is the fact that it is so close to Naval Air Station Jacksonville. It's very close to the base. A lot of people from the military who were stationed in Jacksonville will come back to retire here," says Victoria Gregory, a Realtor and leader of Victoria Gregory Group with Shoe Realty Inc. Over the last 20 years, Oakleaf became a mixed-use neighborhood with recreation, schools and housing. "The Leaf, that's what people call it. It's a very family-oriented community," says Gregory, who has also lived in the community for over 15 years. "There are lots of sports teams, Food Truck Fridays, and graduation is big here. They have it on the football field with a big fireworks event afterward."

Oakleaf has several housing options
Many locals have access to private amenity centers, pools and parks. This 21st-century community primarily includes homes built over the last 25 years. The area has a high volume of move-in ready residences and new constructions. "Eagle Landing is a golf and country club that's part of OakLeaf Plantation. There are events every month, like golf tournaments and swim teams," Gregory says. The master-planned community comprises two Community Development Districts (CDDs) and homeowners associations, which require residents to pay annual fees.
There are also has smaller developments without a CDD, such as Kindle Wood, which includes houses from the early 2000s. Spencers Crossing has ranch styles made of brick from the 1990s. Outside the master-planned development and subdivisions is a more rural atmosphere, with modest-sized ranches and manufactured homes, many sitting on over three acres. Most condos and townhouses cost between $225,000 and $300,000. Single-family homes can start around $290,000 and reach over $900,000. Gregory says that home prices in The Oaks and Eagle Landing typically fall within the higher end.

Visit local shopping destinations
Oakleaf Town Center is a major retail hub anchored by Target and Home Depot. Department stores like Ross Dress for Less and Kohls offer quick shopping trips without having to leave the area. The dining at Oakleaf Town Center leans toward chain options. In the heart of the neighborhood is a small strip mall, Oakleaf Commons. Here, shoppers pick up groceries at Publix and sit down for hibachi or sushi at Akaya Grill.

The community has several elementary schools, including Oakleaf Village Elementary and Plantation Oaks Elementary, which offers Anchored4Life, a supportive group for military families. Both local elementary schools accept students until the end of sixth grade and have A-minus grades on Niche. Oakleaf Junior High has a B-plus, and Oakleaf High receives an A-minus as well as the No. 3 spot among the best high schools in the county.

Oakleaf Community Park, a 100-acre athletic complex, is home to the Oakleaf Sports Association, where young athletes gather to play football, baseball and softball. Residents visit Branan Field Wildlife and Environmental Area to view native birds like Bachman's sparrows while wandering through sandhills and pinewood flats. The 380-acre land is currently designated as a gopher tortoise mitigation area. Fishing and boating are significant hobbies in this region, and many explore the water at Doctors Lake Park, about 10 miles east. The lake feeds into the north-flowing St. Johns River, which invites boaters to set sail on the waterway, stretching over 300 miles.

Locals experience traffic while commuting
This is a car-dependent community, and travelers can expect heavy traffic along major roadways. The development of the First Coast Expressway, a toll road stretching from West Duval County to Clay County, causes traffic slowdowns. Commuters should practice caution while driving along Oakleaf Plantation Parkway, as the route is prone to traffic incidents. UF Health Family Medicine and Pediatrics sits within the community, providing convenient access to healthcare. Interstate 295 is about 5 miles north, leading to downtown Jacksonville, around 20 miles away.
The Jacksonville Transportation Authority offers bus service in Clay County as well.
