One of the most sought-after suburbs of Atlanta
In the northern reaches of Fulton County, Johns Creek is a rapidly growing city. With a population of just over 81,000, Niche has ranked Johns Creek as Georgia's top place to live. As the state's 10th largest city, Johns Creek is evolving with a new town center, all while being less than 30 miles from Atlanta and just a short drive from Alpharetta, Roswell and Duluth. "Once Johns Creek became incorporated in 2006, it experienced rapid growth. Infrastructure improved, parks flourished and housing inventory expanded," says Juli St. George, a Realtor with Keller Williams Realty Intown Atlanta and a long-time local. "The sense of community in Johns Creek is incredible. There's plenty of nature, with opportunities for kayaking, hiking and canoeing. The river runs through the area, and the nature preserve is great. The city is also pedestrian-and bike-friendly."
The city has an abundance of green space and offers plenty of opportunities for outdoor activities. Though many residents commute to Atlanta for work, Technology Park is one of the biggest local employers, along with Emory Johns Creek Hospital and nearby Emory University, just 20 miles away.

A-rated Fulton County Schools
Fulton County Schools serves nearly 90,000 students, earns an A on Niche and maintains a graduation rate of over 90%. The district includes two of the top ten high schools in the state: Chattahoochee High School, which has an A+ rating, and Northview High School, the county's top-rated school. Northview offers a range of STEAM-focused programs, including the application-based 3DE Magnet Program, which spans four years. The city also has private options, such as Providence Christian Academy's Johns Creek campus.

Spacious lots and new communities, including Medley and Wards Crossing
Once a quiet corner of suburban Atlanta, Johns Creek is a growing city, with new apartments, condos, and planned communities sprouting up along the Chattahoochee River. The median home price is around $700,000, still lower than neighboring Alpharetta. "Housing lots are spacious, and many neighborhoods are part of HOA-managed, master-planned communities with swim and tennis clubs," St. George says. "The housing market is competitive. There are currently only 24 active listings, ranging from $400,000 to over $3.5 million." The city's southern side is home to luxury neighborhoods like the Country Club of the South, while the northern side sees new developments such as Wards Crossing. The Medley development—a 43-acre mixed-use project—will be completed by 2026, adding to the city's larger Town Center Vision and Plan.

Johns Creek Town Center is the city’s developing mixed-used district
While Johns Creek doesn't have a traditional downtown, the city is working to change that with the proposed Johns Creek Town Center, approved in 2021. This 192-acre development aims to create a pedestrian-friendly community that blends businesses, retail and housing. "Johns Creek is truly a destination for people looking to raise families or enjoy suburban life," St. George says. "The new town center being developed is focused on fostering a strong sense of community." Just 4 miles away, Peachtree Corners offers The Forum, and the city is less than 10 miles from North Point Mall and The Avalon. St. George also points out how easy it is to access nearby Duluth, home to Atlanta's Koreatown, as well as Roswell and Sandy Springs.

Expanding parks and water recreation along the Chattahoochee River
Johns Creek offers over 400 acres of parkland, 31 miles of trails and access to Georgia's longest river. "There's so much to do, from kayaking and hiking to enjoying the local parks. The river and Autrey Mill Nature Preserve are major draws," St. George says. The Chattahoochee River runs through the city for 13.5 miles, with more than six access points. The largest park is Cauley Creek Park, which spans 203 acres and was updated in 2023. It's the state's second-largest park, including a 5k trail, courts for volleyball and pickleball, and lighted athletic fields. The city also has several country clubs, including the private Atlanta Athletic Club with 18-hole golf courses.

John Creek’s annual events and The Johns Creek Arts Center
Founders Week is in December, featuring a parade to honor the city's founding in 2006. The Fall Family Festival, held in September, offers seasonal activities, while the Johns Creek International Festival in April highlights the city's cultural diversity through food and music. In October, the Diwali Market celebrates the festival of lights. The Johns Creek Symphony Orchestra holds spring concerts, and the Johns Creek Arts Center hosts free, family-friendly art events.
About 30 miles from Atlanta
Johns Creek is less than 30 miles from Atlanta, and major roadways like Interstate 285, Georgia 400 and Highway 141 provide direct routes to the city. Hartsfield-Jackson Atlanta International Airport is under 40 miles away. In 2024, the city began a $34.6 million project along Abbotts Bridge Road, adding turning lanes and improving pedestrian access.
Crime and weather
Known for its low crime rates, Johns Creek has seen a decrease in violent crime and a slight increase in property crime, according to the 2023 Johns Creek Police Department report. Due to its riverside location, the city experiences long, hot summers and short winters, with tropical storms and flood risk.

Big Creek, part of Cumming and often just generally referred to as “South Forsyth,” is a lively Atlanta suburb with great schools and a growing community. “People always want to go where there’re good schools. And all the schools in Forsyth County are really highly rated,” says Aimee Lawrence, a Realtor with Century 21 Results. “I get people all the time who say, we want to move up that way because we want to have a good school district.”
Several highly rated public elementary schools serve the area, and students may attend Big Creek Elementary School or Sharon Elementary School, which earned A-plus and A grades from Niche, respectively. Older students progress to A-rated Piney Grove Middle School and A-plus-rated South Forsyth High School. South Forsyth High School offers a variety of rigorous academic programs, including the International Baccalaureate Diploma Programme and dual enrollment at Lanier Technical College.
Housing in the Big Creek area of Cumming is largely made up of new traditional and Craftsman-inspired homes built between 2000 and today. Popular exterior design choices include brick facades, two-car garages and recessed entryways with columns. These spacious homes often have four and five bedrooms and sit on lots with well-kept lawns and trimmed landscaping. Many single-family residences are adorned with mature oaks and maples common to the area. They most commonly cost between $600,000 and $700,000, though more modest homes start around $500,000. The area does have some condos, townhouses and apartments, especially within 55+ communities like the Gatherings at Herrington.
“We have all kinds of parks in Forsyth County. The Big Creek Greenway is hugely popular,” says Cherie Edmunds, Forsyth County local and Realtor at Century 21 Results. Big Creek Parkway has 9 miles of paved paths running along Big Creek. Sharon Springs Park offers a spectrum of outdoor recreation, including eight tennis courts, eight baseball fields and batting cages, basketball courts, soccer fields and a walking trail. For an immersive outdoor experience, locals can visit Caney Creek Preserve. This 63-acre preserve has a forested walking path along a creek, as well as faux-rock climbing structures and a dog park.
Less than 10 miles northeast of the Big Creek Area, Lake Lanier, the largest lake in Georgia, has opportunities for swimming, boating, and fishing and hosts events like the annual Fourth of July fireworks at Mary Alice Park. The nearby North Georgia Mountains offer opportunities for weekend excursions. “There are dozens of wineries in the mountains. There’s also hiking, cute small towns, and festivals. There’s all kinds of fun. There are so many festivals, like the Georgia Apple Festival in Ellijay. We’re also in very close proximity to Dahlonega. They have the Gold Rush Days festival in the fall and Bear on the Square festival in the spring,” Edmunds says.
“More and more retail shops and restaurants are coming in,” Lawrence says. “The area is growing and expanding.” The Big Creek area residents have access to plenty of nationally known chains, including Walmart Supercenter, Publix and Chick-fil-A. At The Collection at Forsyth shopping mall, locals catch a movie at the AMC theater, pick up the latest best-seller at Barnes & Noble, or go dress shopping at Versona boutique. For dining out, residents head to the beach-themed Ocean & Acre restaurant at the Halcyon mixed-use development for locally sourced seafood. Hobnob Tavern is the go-to spot for bourbon and burgers. “It has a fun vibe,” Lawrence says. “They have karaoke and trivia nights.”
Big Creek, in South Forsyth County, is a car-dependent area about 35 miles northeast of Downtown Atlanta and 50 miles southwest of the North Georgia Mountains. Northside Forsyth Hospital is only about 4 miles northeast of the Big Creek area. “The healthcare system is a big employer, and it’s a draw for families and older people,” Edmunds says. Lower property taxes and exemptions also attraction people to Forsyth County: “In Cumming and in many of the counties around here, we have a senior exemption on taxes. Once you’re at a certain age you no longer pay the school tax, so your taxes go down exponentially,” Edmunds says.
