Rural Inland Empire city with suburban convenience and room for horses
In Southern California's Inland Empire, rural Jurupa Valley (pronounced ha-ROO-pah) sits at the junction of Interstate 15 and Route 60, bordered by the Jurupa Mountains and the Santa Ana River. Incorporated by Riverside County in 2011, the city's been steadily growing ever since, drawing residents with its commuter-convenient location, nearby industrial businesses and large lots with room for horses. “This is an up-and-coming city where you can still be close enough to area shopping malls, but removed enough to have plenty of acreage,” says Manuel Madrid, a seasoned broker with two decades of experience at One West Realty. “A lot of times people think if you have a farm, you have to be in the boonies. This is farmland surrounded by bigger infrastructure.”
Jurupa Valley is within 12 miles of the larger Inland Empire cities of Riverside, Rancho Cucamonga and Ontario; many Jurupa Valley residents commute to these cities or farther, roughly 40 miles to Irvine or 55 miles to Los Angeles. Others work closer to home in the large logistics warehouses that surround the city. As of early 2025, more warehouses are coming, as construction has begun on the 223-acre, five-building Agua Mansa Commerce Park just a few miles north.

Ranch-style homes on large, open lots
As of early 2025, the median home price in Jurupa Valley is approximately $685,000, lower than Rancho Cucamonga's $750,000 and California's $820,000. Ranch-style homes are often seen, usually set on multi-acre lots that allow residents to keep farm animals. “Horses are definitely the most common, and you’ll hear roosters in the morning in some neighborhoods,” Madrid adds. The number of animals allowed depends on lot size; residents can keep one hooved animal per half-acre. Manufactured homes are the city's least expensive options, ranging from about $100,000 to $200,000. In suburban subdivisions like Rubidoux Village and Glen Avon, two-story Spanish Revival-style and new traditional homes range from about $800,000 to $1 million. Condos and townhomes are also scattered around the city.

College Credit from the Corona-Norco School District
Jurupa Valley is served by two school districts: Jurupa Unified, which has 24 schools and earns an overall B-minus from Niche, and Corona-Norco Unified, which earns an overall A. The latter district includes the A-plus-rated John F. Kennedy Middle College High, where students can take dual-enrollment courses at nearby Norco College. The University of California Riverside's main campus is 13 miles away.

Sprawling sports parks and nearby mountain trails
The city has four public horseback riding facilities, a few golf courses and about 30 public parks. Set along the Santa Ana River, the 200-acre Rancho Jurupa Park is and home to an 18-hole mini golf course, fishing lakes and a splash pad for kids; across the street, residents gather to play football at Rancho Jurupa Regional Sports Park. About 10 miles away in Riverside, the 3-mile hiking trail to the top of Mount Rubidoux offers sweeping views of the Inland Empire.

Dining and entertainment in Rancho, Riverside and Ontario
For shopping, dining and entertainment, Jurupa Valley locals generally travel about 10 miles to the area's largest malls. The sprawling Galleria at Tyler, Ontario Mills and Victoria Gardens include grocery stores, national retailers and restaurants, and multi-screen movie theaters. However, a 32-acre shopping center called The Shops at Jurupa Valley opened in the city in 2024, bringing an Aldi grocery store, major retailers like Target and various fast-casual eateries.

Between the 15 and the 60
Jurupa Valley sits at the junction of the north-south Interstate 15 and the east-west Route 60. Los Angeles is about 55 miles west via the 60, while the central Orange County city of Irvine is about 40 miles southwest via the 15 and the 91. The Riverside Transit Agency (RTA) operates several bus routes throughout Jurupa Valley, and the Metrolink commuter rail travels directly from the local Jurupa Valley/Pedley station to cities throughout Riverside County and Orange County. Jurupa Valley Community Health Center is right in the city, and the more comprehensive Riverside Community Hospital is about 12 miles away. Ontario International Airport, with direct flights to several major cities throughout the U.S., is 8 miles away.
Fire awareness and preparedness
According to the most recent FBI data, Jurupa Valley reports lower rates of violent crime than both the state and the nation. Reported rates of property crime are higher than national rates, but lower than those in California. Jurupa Valley is at a high risk of damage from wildfires, as there's plenty of flammable sagebrush on and around the Jurupa Mountains. Residents can stay informed about emergencies by signing up for text updates from CalFire, which operates three fire stations throughout the city.

Part of the Inland Empire, the Glen Avon neighborhood is split between a commercial/industrial area near Interstate 15 and a heavily residential area along California Route 60. Centrally located in Jurupa Valley, the area is a transportation hub with distribution centers for Amazon, Costco, Walmart and more. Just 47 miles east of Los Angeles, the community is near several major roadways. There are plentiful outdoor opportunities, and locals are familiar with Edward, the Colombian mammoth statue that overlooks the area from the hillsides. The neighborhood hosts community events like a blood drive, community cleanup days and a Veteran’s parade and festival in Riverside County. The area is rapidly expanding, and homes move from the low $60,000s to over a million depending on the location.
“Jurupa Valley is a countryside area, and lots of people have horses. Horse riding is a big pastime here, and there’s a lot of annual rodeo activities, too,” says Eddie Rocha, a Broker with Lonestar Real Estate Services and 22 years of experience. “Glen Avon is close to the mountains and has nice views. There’s a mix of newer houses and original homes from the 1950s. It’s a quiet area with a lot of retirees, away from the city noise.” In Glen Avon, Adobe-inspired and ranch-style houses rest next to all-ages mobile home communities. Spanish Colonial ranch-style houses tend to be newer buildings from the 2010s, and many have Mission and Craftsman details. The neighborhood has lawns of varying sizes depending on the area, and two-car garages are common among newer homes. Prices vary widely throughout the community, with some mobile homes selling for $65,000 to $200,000 and single-family dwellings selling for between $525,000 and $1 million.
Depending on which part of Glen Avon residents live in, students will attend either Mission Bell Elementary, Jurupa Middle and Patriot High or Sky Country Elementary, Mira Loma Middle and Jurupa Valley High. Mission Bell and Jurupa Middle earned a C-plus from Niche, while Patriot High has a B. Mission Bell Elementary opened in 1959 and was modernized in 2019, with a new library, administration building, cafeteria and renovated classrooms. At Jurupa Middle, students help create the school’s live news show for its YouTube channel. There’s also a dual immersion language program for English and Spanish. Patriot High has dual online enrollment with Riverside City College and a robust athletic program, including track, swimming, tennis and golf.
Glen Avon offers easy access to all sorts of outdoor activities and green spaces. Glen Avon Heritage Park is home to a popular seasonal splash pad and a year-round hiking trail. Sports enthusiasts enjoy the basketball courts and ball fields, while younger children use two playgrounds. Agate Park is a small, open area with picnic tables and a grill. It boasts a playground with several slides and swings for toddlers and older children. Nearby, the Jurupa Valley Skate Park is next to the Rick Thompson Arena. It was designed and built by California Skateparks and includes rails, stairs, ledges and a bowl.
The neighborhood is close to two truly unique institutions. The Jurupa Mountains Discovery Center rests on nine acres filled with gardens, 20 dinosaur sculptures, a turtle pond, picnic areas and a tortoise paddock. Open on weekends, guests can see dinosaur and mammoth fossils in the Museum of Discoveries and visit Edward the Columbian mammoth statue near the center. It offers summer camps and hands-on learning workshops for California geology and fossils through time. The Oak Quarry Golf Club was once part of Jensen Quarry, a significant source of marble and other minerals during World War I. The quarry closed in 1979, and it took more than two decades for entrepreneurs to create an award-winning golf course from it. It has four sets of tee boxes to accommodate golfers of all skill levels, a foodie-focused restaurant and a 7,200-square-foot clubhouse.
Living in centrally located Glen Avon provides a myriad of shopping and dining opportunities. The neighborhood is near Ontario Mills, California's largest outlet shopping center. It has over 200 stores, including Coach, Sephora, Tory Burch and Saks Off 5th, plus a Rainforest Cafe, dinner theatre and AMC Theatres. Alvarado’s Mexican Grill showcases Mexico's rich flavors and traditions in a vibrantly colored space. It has a rentable food truck for special event catering and is known for its flautas, burritos and birria tacos. Galleano Winery is the only Prohibition-era winery still operating at its original location in the Cucamonga Valley. Founded in 1927, the family-owned and operated business is listed on the National Register of Historic Places and offers tastings by flight or wine by the glass or award-winning bottle.
Glen Avon is known for its prime location close to the Ontario International Airport. It’s near Interstates 10 and 15 and Route 60, making life easier for the 76% of residents who use their vehicles for commuting. There are also public transit options, with bus stops along significant roadways like Mission Boulevard. Sidewalks are common in newer areas of town and near some streets.
Less than 50 miles east of Los Angeles and settled amongst beautiful Western-style rolling hills, Pedley offers Southern Californians a more peaceful, spacious and community-focused lifestyle while still being close to big city attractions. A once rural, now up-and-coming neighborhood, Pedley sits in California’s newest city, Jurupa Valley. This agricultural mecca has become one of the fastest-growing areas in the region, appealing to new residents with its affordability, open landscape and abundance of parks and recreational opportunities. “The city of Jurupa Valley has been diligent about rezoning and making the area more suburban rather than the rural area it once was,” says Lorraine D’Souzo, a longtime broker and realtor at American Real Estate in Riverside County. “It now attracts many new businesses and younger residents looking to settle down.”
Tucked away in the sun-drenched hills of the Jurupa Valley, Sunnyslope lives up to its name. Bordered by State Route 60 in Riverside County, between the cities of Riverside and Ontario, its rocky, hilly terrain and nearby open spaces make for exceptional views. In this former farming community, horse ownership isn’t as prevalent as in surrounding areas. Feed and grain stores are plentiful, however, and rural, multiacre lots can still be found here. “This area is becoming more suburban. There’s a lot of growth happening here, including new homes and some new shopping,” says Realtor Sergio Salazar of Vylla Home, who has been working in real estate in Riverside County since 2004. “We’re seeing a lot of people moving here from Los Angeles and Orange County where the housing costs are much higher."
Single-family homes in Sunnyslope are mostly ranch homes from the 1980s, averaging 3 beds, 2 baths and 1,500 square feet, with 2-car garages and half-acre lots. Homes in newer developments tend to have larger layouts, like the stucco Mission Revival models in the Shadow Rock subdivision. Manicured front lawns and streets dotted with bushy eucalyptus and palm trees offer plenty of curb appeal, and many homes have gorgeous views of the surrounding scenery. Prices typically range from between $500,000 and $800,000 depending on the size and acreage of the homes.
Residents can take advantage of Shadow Rock Park, a neighborhood park with a splash pad, playground and open space. A few miles west, Quarry Park — part of Jurupa Valley’s regional park system — also has a play area and wide-open space. Highly ranked by Golf Digest and the Los Angeles Times, the public, 18-hole course at Oak Quarry Golf Club snakes through the granite outcroppings of Jensen Quarry, a former marble mine. Jensen is also used for rock climbing, as is the former Riverside Quarry. More recreation can be found within 3 miles of Sunnyslope. To the east is Pepe’s Peak hiking area, and north is the 325-acre Martin Tudor Jurupa Hills Regional Park, which includes a splash park and the Mary Vagle Museum & Nature Center.
Students living in Sunnyslope attend Sunnyslope Elementary School, a K-6 school with a C-plus rating from Niche, an online school review site. Upperclassmen go on to attend C-minus-rated Mission Middle School and B-rated Patriot High School. Patriot High enrolls around 2,500 students every year and has a 96% graduation rate, according to the California School Dashboard. The high school offers dual enrollment courses with Riverside City College, a public community college, for students who want to get a jumpstart on their college careers.
Sunnyslope has a convenience store, gas, banking and fast-food restaurants along Valley Way near State Route 60, but more services and dining are found east along Mission Boulevard and Downtown Riverside. The closest grocery store, Stater Bros. Market, is about 3 miles east of the neighborhood. For a classic movie-going experience, residents can grab tickets to the latest Hollywood blockbuster at the Rubidoux Drive-In Theatre, a long-running drive-in that still has its original 1948 screen tower.
Sunnyslope’s proximity to State Route 60 makes it ideal for commuting. The neighborhood is about 6 miles from downtown Riverside, 17 miles from Ontario and 16 miles from San Bernardino, the main economic and cultural center for the Inland Empire.
