Small-town vibe with a sense of community and mountain views
Set in the foothills of the Verdugo Mountains about 15 miles north of Los Angeles, La Cañada Flintridge is a city near Glendale with standout schools and a small-town vibe. Commonly known as La Cañada, translated from Spanish as "The Canyon," the city comprises single-family homes in various architectural styles, with many properties offering picturesque mountain views. The town is truly family friendly, with a strong sense of civic pride and one of the lowest crime rates in the country. “It’s a community where families are very involved,” says Compass Realtor Teresa Fuller, who has over 20 years of experience in the market. “It’s great because people get to know each other.”

Winding streets and high-priced estate homes south of the 210
Winding residential streets feel secluded, lined by mature trees and beautiful homes. Most builds are post-World War II houses, and midcentury ranch-style homes are prevalent. “There’s been a lot of redevelopment, too,” Fuller says. Contemporary renovations are creating more square footage and driving up value. “You are going to get bigger homes on bigger lots south of the 210, some equestrian properties and estate homes,” says Sotheby’s broker associate Brandon Road, who has over 20 years of experience and specializes in the local market. Prices range from around $1.5 million for 2,000 square feet to around $5.5 million for nearly 7,500 square feet. South Interstate 210, estate homes are priced between $7 million and $10 million.

La Canada Unified is one of the best districts in the state
Families with children in the city are served by La Cañada Unified, the fifth-best district in Greater LA, according to Niche, which grades it A-plus. “The schools are a huge draw here because this is one of the best districts in the state,” Road says. Kids can start their education at La Cañada Elementary, a walkable community school with an A-plus from Niche. Another A-plus school, La Cañada High also serves as the city’s junior high. LCH is part of Stanford University's Challenge Success program, which works to cultivate healthy learning habits in academically rigorous schools.

Photo ops at Descanso Gardens and summer concerts at Memorial Park
La Cañada's location in the foothills means the area is rich in scenic parks and other dedicated green spaces. The approximately 25 miles of trails that wind through the city and surrounding foothills contribute to a semi-rural feel and high quality of life for those who like to spend time outdoors. Memorial Park is the community’s gathering spot and the site of the summer concert series and the Saturday farmer’s market. “Descanso Gardens is one of the best spots in the city and a great place to take the kids,” Road says. The beautiful botanical showcase is shaped by acres of oak forests, babbling water features and themed gardens. A train runs the grounds brimming with cherry blossoms, tulips, roses and lilacs, depending on the time of year.
The land where the Descanso Gardens sits was purchased by Elias Manchester Boddy in the 1930s.

Shopping and dining is concentrated on Foothill Boulevard
There are multiple shopping centers and clusters of restaurants along Foothill Boulevard, La Cañada's main thoroughfare. At La Cañada Flintridge Town Center, there is a Target, a HomeGoods store and some national and local eateries. Penelope’s Cafe Books & Gallery is a quaint and rustic venue that serves sandwiches and salads. People like the eclectic atmosphere and picturesque patio seating. Taylor’s Steak House has a supper-club vibe, with white tablecloths and exposed limestone accents. A few blocks east is the Plaza De La Cañada, a shopping center with a Gelson’s for stocking up on groceries and essentials.

Reasonable commute to Los Angeles about 15 miles south of La Canada
La Cañada is about 15 miles north of downtown Los Angeles via Glendale Freeway, also known as state Route 2, a drive that can take as long as 40 minutes at rush hour. “The proximity to downtown LA is incredible,” Fuller says. The city is situated along I-210, which links to Pasadena about 5 miles south and northwest 15 miles to San Fernando. The main thoroughfare of Foothill Boulevard can see congestion along commercial stretches, but otherwise, traffic on the secluded residential streets is minimal. Cars are considered necessary for residents, but several bus routes serve the area along Foothill Boulevard. The nearest airport is Hollywood Burbank, about 16 miles away, and one of the closest medical facilities is USC Verdugo Hills Hospital.

Low crime and elevated wildfire risk during the summer months
Crime is extremely low in La Cañada. The city’s CAP Index Crime Score for both violent and property crime is 1 out of 10, compared to 4 nationally. Due to its location in the foothills of the Verdugo Mountains, the city faces an elevated wildfire risk during the summer months, which are known to be warm, dry and breezy, creating ideal conditions for a fire to spread rapidly. The whole city is a very high fire hazard severity zone as classified by the California Department of Forestry and Fire Protection, which could impact buyers looking for increasingly expensive homeowner’s insurance.
