Contemporary tract and custom homes
Housing in North La Verne is entirely single-family, with no inventory of condos or townhomes. “Homes here will be newer than in Glendora and San Dimas. Most were built between the late 1970s and 2000,” says Tommy Gibson, a real estate broker with The Wright Associated Companies who was born and raised in the San Gabriel Valley. “If a buyer is looking for something more contemporary that isn’t a ranch style, I would definitely point them here.” There are areas of tract homes and gated communities with custom homes, some with tiled roofs and Mediterranean influence. “Mountain Springs Estate is an upscale gated community of custom homes on nice-sized lots and a lot of elevation. There are midcentury houses, Mediterranean and Tuscan style — architecturally, it’s really beautiful,” Cofer says. "There are other communities like La Verne Heights and Marshall Canyon Estates, but they are not architecturally distinct." Homes in North La Verne are priced between $800,000 and $2.2 million, with the higher-priced properties on the neighborhood’s northern end.Active parent community at Oak Mesa Elementary
Bonita Unified is a good public school district graded A by Niche. “It’s different than other school districts where teachers come in from all over — teachers here tend to live in town and are very involved with the community,” Cofer says. Oak Mesa Elementary is also graded A. “There are almost as many parents on campus as kids at Oak Mesa, so there is a ton of support,” Gibson says. Ramona Middle and Bonita High School both receive As from Niche. For the 2023-24 school year, BHS was ranked in the top 8% of public high schools nationwide by U.S. News & World Report. The school’s E-Sports Splatoon team won the State CIF Championship in May 2024.Marshall Canyon Regional Park is a great place to hike
North La Verne is an outdoor lover’s paradise just south of the Angeles National Forest. Live Oak, Los Encinos and Oak Mesa are among the many public parks in the area. La Verne Heritage Park is about four acres and includes a playground, picnic tables, a gazebo and a rose garden. It is the site of the La Verne Heritage Foundation, a history museum inside a house from the 1880s. Marshall Canyon Regional Park is situated on about 120 acres and includes camping sites, outdoor stages and a network of trails among its many amenities. “Right in the Marshall Canyon area, there are various hiking and mountain biking trails. People park on Golden Hills Road and just walk up into the mountains,” Gibson says. People walking dogs and riding horses are common, as there are many places for trail walking and equestrian riding. “Marshall Canyon Golf Course is a popular public course in the hills, which is a big draw for certain buyers,” Gibson says. “There other golf courses in the area, too, including the Sierra La Verne Country Club, which is obviously going to be membership-based.”Shopping and dining is done south of the neighborhood
“There are no stores and no restaurants in North La Verne. It’s all residential park space, open area and golf courses,” Cofer says. “Most of the residents will shop at Vons or Sprouts, then as far as dining destinations, those will be downtown on Foothill Boulevard.” There is retail shopping at and around La Verne Town Center, a shopping mall with stores like Target, Five Below and Marshalls. The area is known for chain dining, including El Pollo Loco, Panera Bread, Panda Express and Broken Yolk Cafe. “Right near the University of La Verne, Chase’s is the best restaurant in town,” Cofer says. “It was once a bank and then the university bookstore, but now it’s got an open, two-story layout with a huge copper-top bar and outdoor seating, and they have an awesome brunch.” EGGSactly is an offshoot of Chase’s — it’s more of a grab-and-go breakfast place popular with students.Quiet, isolated streets with no through traffic
North La Verne lacks direct highway access, but the Foothill Freeway, also known as state Route 210, is at the neighborhood's southern end and links to Interstates 10 and 210. "It's very quiet and pretty isolated in that nobody is driving through neighborhoods to go anywhere else. It's almost like an alcove — there is no traffic sneaking through to other cities," Cofer says. La Verne is a convenient location for commuting to Pasadena and San Bernadino, and downtown Los Angeles is about 30 miles west, a drive that can take up to two hours during unpredictable rush hours. Foothill Transit operates bus routes on Foothill Boulevard, and Ontario International is about 10 miles east via the 10. The closest hospital is Pomona Valley, though La Verne proper has smaller medical and urgent care facilities.Coloring contests and summer movies and music in the park
The city of La Verne keeps an active events calendar that routinely brings the community together during the summer and holidays. There are movies and concerts in Heritage Park over the summer, where people show up en masse with their families and outdoor chairs. There are ceremonies of remembrance on Veterans Day and Memorial Day at Veteran’s Hall. In April, there is a sidewalk coloring contest in downtown La Verne for children aged 12 years and under. Prizes are given out to kids who participate in the annual coloring contests at Halloween and Christmas.High fire risk, low crime risk
Due to its proximity to the San Gabriel Mountains and location in the foothills, North La Verne has a significant fire risk. Directly north of the area is the Angeles National Forest, known for rapidly spreading brush fires. In September 2024, a bridge fire exploded to more than 55,000 acres as roads were closed and evacuation orders for areas just north of La Verne were put into place by local officials. According to city planning, everything north of Foothill Boulevard is potentially at risk for fire. This area is known for long roads that wind to dead ends, making an evacuation plan mandatory for residents.Fire risk may be high, but crime risk is low. North La Verne’s overall CAP Index Score is 1 out of 10, compared to 4 nationally, meaning crime happens at a quarter of the rate that it does nationally.
