Luxury homes, midcentury moderns and more
Homes in Springhill Area are nestled on forested parcels in the hills, offering plenty of space and privacy. Architecture ranges from newly constructed luxury properties with glass-walled living rooms to well-maintained midcentury modern and ranch homes. These homes are typically spacious, offering between 4,000 and 8,000 square feet. Home prices range from roughly $2 million to $4 million, putting it at the higher end of the spectrum for East Bay real estate.Walking, hiking and biking minutes from the front door
The neighborhood’s streets wind through forests of oak, willow and bay laurel brimming with wildlife. Many of these roads come to dead-end, but also mark the entrance to rangy trail networks that extend out into the ridges, valleys and meadows of Briones Regional Park. “It’s a beautiful community, and you’ve got great access to trails and hiking,” Williams says. At more than 6,000 acres, it’s one of the area’s largest and most popular hiking, biking and camping destinations. The area typically experiences hot, sunny summers and mild winters, and it gets much less fog than communities closer to the waterfront.Highly rated public schools
Public schools in Lafayette are well-known for their academic excellence and have become a major draw for people with school-age kids. Students start at Springhill Elementary School and M.H. Stanley Middle School, both of which earn A ratings from Niche. The last four years can be spent at A-plus-rated Acalanes High School, a top-tier Bay Area school that’s been recognized as a California Distinguished School. More than 95 percent of graduates continue to college, according to the school’s website. “Acalanes High and Springhill Elementary are right down the street. You can walk there from the neighborhood,” Williams says.Wildfires are a reality in the East Bay
The neighborhood is at risk for wildfires owing to its proximity to East Bay wilderness and woodlands. The Bay Area and the surrounding region have seen an increase in the size and duration of wildfires in recent years due to the impacts of global warming and climate change.Commuting to San Francisco and Oakland
Residents are 15 miles from Oakland and 25 miles from downtown San Francisco via nearby State Route 24. Those who prefer rail travel can hop on the BART train at Lafayette Station in the city’s downtown district. The BART offers rail lines that stretch from North San Jose all the way to the deepest corners of the East Bay. The San Francisco Bay Oakland International Airport is 20 miles away.Downtown Lafayette
Springhill Area may feel rural, but downtown Lafayette is less than 2 miles away. This small-town commercial strip is chock-full of breezy restaurant patios, boutique shops and a few grocery stores. Restaurants include everything from upscale Italian at Postino to takeout at Silver Pizzeria and cozy coffee shops like Lafayette Public House. Residents can pick up groceries at Whole Foods and Safeway.Low crime rates
Springhill Area has a 1-out-of-10 crime score from CAP Index, the index’s lowest possible score. "We're about 25 miles from Downtown San Francisco, yet we're about as crime-free as anywhere in the Bay," Williams says.
