The neighborhood has the uniform look of a traditional 1950s suburban development. Ranch-style homes sit side by side with grassy front lawns and fenced backyards. Neighbors are connected to each other by sidewalks along every street, so several schools and parks are walkable. Smaller ranch-style homes can start around $750,000 and range up to $1 million. Mutual is served by the Long Beach Unified School District, which earns an A rating from Niche. Most students have a short walk or drive to their nearest of three elementary schools. Riley Elementary, given a B-plus, is in the heart of the community. A-minus-rated Holmes Elementary might be closer to students on the north side, while A-minus-rated James Madison Elementary is in the neighborhood’s south side. The neighborhood’s friendly spirit is visible during its community events. “Mutual is popular with families, but there are plenty of people that don’t have kids and still love to participate in Halloween and everything else that goes on,” says Van Wig. “The whole community gets involved here.” Block parties, yard sales and annual gatherings, such as the Fourth of July parade and Halloween trick-or-treating, welcome long-time residents and first-time buyers alike.Suburban parks and Lakewood Country Club
There are a couple of recreation spaces within the neighborhood. Bolivar Park is in the center of the neighborhood, next to Riley Elementary. It has ballfields, a playground, lawn space shaded by mature trees and a community pool. Biscailuz Park, on the north side has similar amenities, plus basketball courts. Lakewood Country Club and the Lakewood Tennis Center neighbor the community to the south. The club has one of the oldest public 18-hole courses in the area. Lakewood Center is a large shopping mall across from the neighborhood, on the east side of state Route 19. The core of the complex is an expansive indoor mall with rows of fashion outlets and retailers. There are also larger department stores, like Target and Macy’s, and a Costco for big-box shopping. There are more grocery stores north and south of the neighborhood. The Long Beach Exchange is also south of the neighborhood. This relatively new indoor-outdoor mall has department stores and a Whole Foods. The Exchange’s Hangar Food Hall houses many food and beverage stalls inside a repurposed airplane hangar.Business parks to the north and Lang Beach Airport to the south
The neighborhood is bordered by commercial activity. Business parks to the north, like Davenport Park, have many manufacturing, machining and other warehouse businesses. Lakewood Regional Medical Center sits in the neighborhood’s north end as well. Long Beach Airport is only a mile or two south of most homes, so some noise can be expected. Like most of Southern California, cars are the preferred transportation method here. State Route 19 runs along the neighborhood’s east side, and interstates 405 and 710 are within a few miles. Commuters can take the 710 less than 15 miles south to the Port of Los Angeles, one of the world’s busiest deep-sea shipping terminals. Downtown LA is just over 20 miles north.
