Growing master-planned community northeast of the DFW metroplex

About 35 miles northeast of Dallas, Elevon is a growing master-planned community built on the Texas Blackland Prairie. With its brand-new amenities and homes, aptly named Elevon provides elevated living in the town of Lavon, fostering connections and maintaining a comfortable lifestyle. The neighborhood is currently in its second phase of a planned five-phase development process. “We are about 25% built out,” says Katie Martin, Online Sales Counselor for UnionMain Homes, a builder in the neighborhood. Elevon offers a property tax rate of 1.9%, which is lower than several neighboring communities. The neighborhood’s overall CAP Index Crime Score is 2 out of 10, lower than the national average of 4, and in 2020, the town of Lavon was given the Excellence Award for Public Safety by the Texas Municipal League. Residents are also close to Lavon Lake, a more than 33 square mile reservoir known as a North Texas fishing hotspot that is surrounded by waterfront parks, hiking trails and camping areas. In addition to comfort, safety and outdoor recreation, homeowners here also enjoy commuting convenience: Elevon is situated along State Highway 78, which leads into the DFW metroplex.

Elevon’s newly built modern transitional and Texas-style homes

Elevon has level streets and uniform lots, with houses built relatively close to one another. Sidewalks wind throughout the neighborhood, and views are unobstructed by trees. Architectural styles here are a mix of modern transitional and what local Realtors describe as Texas-style. “Elevon is in Phase Two of development, which means lower entry prices compared to future phases,” Martin says. Prices currently range from about $280,000 to $630,000; homes at the lower end may be one or 1.5 stories with less square footage, while homes at the top of the price range exceed 3,500 square feet with four to five bedrooms. Monthly HOA fees are $155 for all homeowners, regardless of house size. “That includes full access to all community amenities, along with high-speed internet provided by Pavlov,” Martin says.

Outdoor recreation and places to mingle in Elevon

Residents have use of the newly constructed recreational amenities, including the pool, trails and playgrounds. Homeowners can walk to the fishing ponds in the neighborhood and go on canine playdates at the dog park. Outdoor fitness equipment is stationed by the fishing pond and along walking trails. Elevon has courts for pickleball and basketball, and a covered community pavilion where folks can host birthdays or celebrate other special occasions. Intimate gathering places are clustered throughout the neighborhood, favored spots for neighbors to chat while relaxing in a lounge chair. Outside the neighborhood, boaters, anglers and hikers flock to Lavon Lake to spend a day out in nature and watch the sunset over the lake. A new 17-acre park, scheduled to be built near Lavon City Hall, includes plans for both open space and mixed-use commercial development. The region experiences very hot summer temperatures and is at risk of high winds during thunderstorms and tornadoes.

Forward-thinking Community Independent School District

Elevon is zoned for the Community Independent School District, which has a four-day school week that runs Monday—Thursday, with Fridays reserved for faculty planning and development. The district is rated C on Niche. Students may attend NeSmith Elementary, rated B-minus, Leland Edge Middle, rated C, and Community High School, rated B-minus. In recent years, students across the district have won University Interscholastic League awards for achievements in band, theater and debate.

Shopping and dining in Lavon and surrounding towns

When it comes to shopping and dining in the immediate area, options are limited, but residents here aren’t too far removed from a variety of creature comforts. El Rodeo Mexican Restaurant is a laid-back spot for fajitas and quesadillas close to the neighborhood. Dollar General offers the essentials, and a bit further out, Walmart Supercenter and Tom Thumb carry a wider grocery selection. About 20 minutes away, Firewheel Town Center is an outdoor mall with upscale boutiques and a movie theater. The neighboring town of Wylie has more wining-and-dining options, and the town of Rockwall has retailers like T.J. Maxx and Target.

Driving into the DFW metroplex

Due to the lack of nearby public transit options, Elevon is a car-dependent area. Residents enter and exit the neighborhood from North State Highway 78, which extends southwest into the heart of Dallas. Elevon is also close to Texas State Highway 205, which provides another route to downtown Dallas via Interstate 30. The nearest Dallas Area Rapid Transit light rail station is the Downtown Rowlett Station, about 20 miles southwest, which offers a park-and-ride lot for commuters heading to Garland, Lake Highlands or Downtown Dallas. The neighborhood is 9 miles from medical care at Baylor Scott & White Emergency Center and 45 miles east of Dallas Fort Worth International Airport.
