In Richmond, new housing construction and young palm trees are a common sight. The rapidly growing residential neighborhood enjoys rural seclusion with convenient transportation routes that place homeowners just 16 miles from downtown Fort Myers. While housing prices may have dramatically increased in the rest of Southwest Florida, Richmond’s prices have remained relatively low, and the neighborhood has avoided restrictive amenities like HOAs. “In the last three to four years, neighboring areas of Fort Myers and Cape Coral have become more expensive,” says Jon Hunt, a local real estate agent with Coldwell Banker Naples, “The biggest thing about Richmond is that it's a place where you can still build and buy a home. There’s really good value out there.”

Pastel-colored ranch homes with backyard swimming pools
Housing development began in the mid-2000s and has accelerated in the past five years. Today, pastel-colored ranch-style homes with Mediterranean flair sit on large grassy lots. Some houses back up to canals, while others back up to towering pine trees and the dense Florida landscape. Screened-in backyard swimming pools are common, while many front lawns feature well-manicured landscaping and native foliage. Homeowners are solely in charge of what they do with their property. “There is no HOA here,” Hunt says. “That makes a big difference for people.” Single-family homes sell between $300,000 and $500,000, with larger, four-bedroom estates topping $650,000. Empty plots of land ranging from a quarter to a half an acre are readily available and cost between $15,000 and $40,000. Town Lakes offers a gated community lifestyle with lakefront single-family homes and an HOA. The Lehigh Acres area is still catching up to the residential development, meaning many properties rely on wells and septic tanks for utilities.

Lehigh Acres Park has baseball diamonds and tennis courts
Lehigh Acres Park sits within the neighborhood and features multiple ways to enjoy the year-round Florida sunshine, including a community pool. The park has athletic facilities ranging from baseball diamonds and tennis courts to football fields. Harns Marsh is nearby. Visitors can lace up their hiking boots to explore over 500 acres of natural marshes and wetlands. The preserve was transformed from farmland in the 1980s. Today some 140 species call the expansive green space home, including limpkins, snail kites and alligators. Ibis Landing Golf & Country Club is under a mile away and offers an 18-hole championship course surrounded by palm trees and rolling greens. A day on the beach may be a bit of a drive, but many are happy to make it as the lapping shores of Fort Myers Beach are 29 miles away.
Creative educational programs at Veterans Park Academy for the Arts
Lee County School District is the ninth largest in Florida and offers an open-choice enrollment system. Younger students can begin their education at Harns Marsh Elementary and Harns Marsh Middle School, both of which receive a C-plus rating on Niche. Alternatively, Veterans Park Academy for the Arts serves grades K-8 and features multiple creative educational programs, including theater, art, dance and music. Veterans Park Academy receives a B-minus rating on Niche. The B-plus-rated Lehigh Senior High School has a Cambridge/AICE Diploma Program to prepare students for college and university.

Shops and restaurants along Lee Boulevard
While the neighborhood is primarily residential, a handful of shops and restaurants can be found along Lee Boulevard. One of these eateries includes Beef ‘O’ Brady’s, a pub-style chain that is most popular on game days. Down the street, The Gordillo’s Melting Rolls offers handcrafted ice cream creations, while early birds can start the day with tasty breakfast food at Joe’s Café. New Orleans-style shaved ice and mini golf may sound like an odd combination, but that’s exactly what visitors to Pelican’s SnoBalls & Mini Golf will find. Publix and ALDI provide the area with weekly groceries. More extensive shopping and name-brand retailers can be found at The Forum, 12 miles away. “A lot of people still go into Fort Myers for shopping and dining,” Hunt says. “But it's only a matter of time before commercial development comes into Lehigh Acres.”

Commute to downtown Fort Myers
The neighborhood is car-dependent. Commuters have to drive a ways to reach nearby city centers. Downtown Fort Myers is 16 miles away, while downtown Cape Coral is 23 miles away. Alternatively, Miami is 142 miles east. Southwest Florida International Airport is 19 miles away. LeeTran, the county’s public transportation system, services numerous bus routes along Lee Boulevard. Lehigh Regional Medical Center is also located on Lee Boulevard and is the primary medical facility in the area.
Blues concerts and wildlife events
Florida is often considered the birthplace of southern rock, and Buckingham Blues Bar keeps the legacy alive with live performances from local and national touring acts. The country-style hangout is 8 miles away and features a live patio to take in the rocking performances. Another popular event is the Wings over Water Festival at Harns Marsh. This annual gathering highlights Florida’s natural resources with local experts and wildlife exhibits. St Raphael Catholic Church holds weekly masses and is one of many houses of worship serving the area.
