Affordable golf-course living at River Hall Country Club
River Hall Country Club offers golf course living for lower prices than similar Florida neighborhoods. This planned community consists of everything from villas to million-dollar estates surrounding the golf course, amenity center and resort-style pool. Residents don't have to pay initiation fees or resale transfer fees, unlike most other golf course communities. The combination of affordability and an active, social lifestyle draws people here from all over the country, according to Lesley Williams, broker associate with Exp Realty, who has 30 years of experience in real estate. "They come rent for a month and experience it and decide to buy," she says.
Villas to high-end estates on the golf course
With three different builders in the neighborhood, there are a variety of home sizes and prices to choose from. Construction is ongoing, with a slate of new, Mediterranean-inspired properties. Condos range from $260,000 to $300,000. Smaller villas can start around $320,000, while custom homes with high-end finishes and four-car garages may cost upwards of $1 million. HOA fees and monthly membership fees are the tradeoffs for lawn maintenance, golfing and community amenities. "Having the two restaurants, the fitness center and year-round grounds maintenance, for single-family homeowners, that's about $10,000 to $11,000 per year for everything," Williams says. "That's a very good deal for Florida."
Forgiving 18-hole golf course is a central community feature
The 7,000-acre golf course is a central feature, with a fairly forgiving 18 holes. Golfers can practice on the putting greens before playing the course or spend an abbreviated day on the short course. After a day on the fairways, residents can lounge at the 8,000-square-foot lagoon-style pool and grab a drink from the poolside bar. Other activities include fitness classes at the Town Hall Amenity Center, pickleball and bocce ball.

While golf is the driving factor, some residents are drawn to the neighborhood's social element. The monthly calendar is jam-packed with club meetings, activities and special events at the Town Hall and its restaurants. "I know several people that don't golf but happily pay the membership fee to be part of the community," Williams says. There are golf tournaments, vendor markets, outdoor movies, holiday festivities and social clubs for different interests, including line dancing, bridge and poker. "There are events basically all year round," Williams says.
Upscale dining and poolside bites are on the menu
Seafood dinners and poolside lunches are available at the Town Hall. Bunker Bar is a casual, open-air option that serves fish tacos, sandwiches, salads and small bites. Caloosa Grill offers a more upscale experience featuring ribeye steak, Chilean sea bass and other seasonal specials. Trivia nights, music bingo and live bands add to the atmosphere. Publix, Winn-Dixie, and several restaurants are about 4 miles away on Palm Beach Boulevard.
College preparedness at Lee County Schools
The neighborhood falls under the Lee County School District. River Hall Elementary School serves the area's younger students and earns a B-minus from Niche. The Alva School caters to kindergarten through eighth grade and earns a B-minus. Teens can continue to the B-rated Riverdale High School, an International Baccalaureate school. The program teaches core competencies for college preparedness, including presenting and communication, critical thinking, report writing, international mindedness and time management skills.
Low traffic and proximity to I-75
This community is in a less congested inland part of coastal Fort Myers. "You have pretty much everything there to sustain you without having to fight the traffic," Williams says. It's also about 10 minutes from the Interstate 75 corridor. Residents can get to neighborhood amenities by golf cart. Most residents rely on cars to get around town as public buses do not reach the neighborhood. Palm Beach Boulevard connects to the interstate and downtown Fort Myers, about 15 miles west.
