Quiet life in Delaware County

Newly built homes make up a major portion of Berlin’s housing market, with national developers in the process of developing subdivisions to accommodate the area’s rapid housing expansions. Most homes in the area have a new traditional look, with some farmhouse and neoclassical influences mixed in. Lot sizes generally hover around half an acre, though properties with up to 4 acres can be found in the area. Buyers can expect to move into a standard four-bedroom home for about $550,000 to $600,000. Older standalone homes are available in the $400,000s, while the area’s most lavish selections top out near $1 million for a spacious five-bedroom retreat.

Appreciate nature in Alum Creek

Alum Creek State Park is the crown jewel of Berlin Township’s recreational offerings. This 3,300-acre park grants visitors a wide range of activities to choose from, including reliable choices like fishing in Alum Creek Lake, camping alongside the lakeshore or hiking on one of five dedicated trails. Residents hungry for adventure can also take up wakeboarding, Jet Skiing or mountain biking within the park. Golfers can aim for a low score at the Double Eagle Golf Club within the neighborhood. This invite-only club was co-designed by pro golfer Tom Weiskopf and regularly lands on lists of Ohio’s best golf courses.

Studying to shape Ohio's future

The township is served by the Olentangy Local School District. “The development of Berlin Township is really being driven by the great schools,” Cutler says. Students in the area attend Johnnycake Corners Elementary School and Berkshire Middle School, which both hold A grades on Niche. Berlin High School also holds an A rating on Niche and had 17 student athletes sign with college sports programs in 2023.

Immediately east of the neighborhood, Sam’s Bar hosts live music, open mic nights and football watch parties in Lewis Center. 4 miles north of Berlin Township, residents can enjoy local music, family time and craft beer at Henmick Farm and Brewery. The brewery also hosts market days for visitors to browse wares from local vendors and enjoy selections from Columbus-area food trucks.

I-71 and US-23 keep commuters moving

Berlin is a reliable choice for commuters traveling to large Columbus area employers, like JPMorgan Chase in the Polaris area and the upcoming Intel campus in New Albany. Residents can access the Columbus area by taking Interstate 71, less than a mile away from the neighborhood in the Berkshire area. Commuters can also travel in and out of the area by taking US-23.

Residents have easy access to markets and restaurants big and small

Cheshire Market is a reliable convenience store on Cheshire Road, providing a quick stop for picking up milk or grabbing some bait before a day of fishing. But this Berlin staple attracts locals from all of Central Ohio with its thin-crust pizza and stromboli subs. Sticky Fingers serves up ice cream during the summer months next door, and immediately to the south, Tavern at the Creek offers reliable happy hour food and drinks year-round. With Delaware only 5 miles west on US-36, Berlin residents can also easily access regional and national favorites like Meijer, Aldi, City Barbeque, Raising Cane’s and Kohl’s. To the township’s immediate east on US-36 in Berkshire, fast and casual options like White Castle, Wendy’s, Taco Bell and Cracker Barrel make it easy to grab a quick meal after work. A mix of premium and everyday brands is also available at the Tanger Outlets shopping complex, from Old Navy to Michael Kors.
