Midcentury homes at a lower cost than other Long Beach neighborhoods

Although Addams has a relatively small footprint, it offers a wide mix of housing. You’ll see everything from early-1900s Spanish styles to postwar bungalows, plus some newer, two-story places with attached garages. Most single-family homes sell between the mid-$400,000s and the mid-$700,000s.

Closer to the main roads, there’s a shift toward multifamily options, but units don’t hit the market very often. Recent condo sales have landed in the low to mid-$300,000s, while townhouses have gone from the upper $600,000s to the low $700,000s.

With a median sale price of around $650,000 — noticeably lower than the citywide median — the community often appeals to buyers who are priced out of other Long Beach neighborhoods, says Tyler Rogina, broker associate with Compass, who has lived and worked in Long Beach for over 15 years. “You’re adjacent to Bixby Knolls, which is very popular, but the prices are definitely going to be cheaper.”

Choosing a school in Long Beach

Families are served by the highly rated Long Beach Unified School District, which assigns schools based on address but also offers a school choice lottery. Addams Elementary School gets strong ratings and is located right in the community. Older students can choose from several highly rated public options like Marshall Academy of the Arts and Long Beach Polytechnic High School.

Where to shop and eat near Addams

No matter where you live in the neighborhood, you’re just a few blocks from at least one restaurant. Rogina says that The Pan, along Long Beach Boulevard, is a popular destination for brunch. If you're craving Salvadoran cuisine, La Guanaquita is a local favorite. You’re also within a short drive of:

  • Uptown Business District, a section of Atlantic Avenue with locally owned businesses and the Uptown Commons food hall
  • Bixby Knolls, home to craft breweries and chain stores like Trader Joe’s, Aldi and Marshalls
  • Long Beach Exchange and Long Beach Towne Center, shopping and dining hot spots along Carson Boulevard

Commuting to LA or Orange County from North Long Beach

If you live in one of Long Beach’s coastal neighborhoods, getting to the freeway can take a while. Addams, on the other hand, is just a quick drive from Interstate 710. Once you’re on the road, Downtown LA is less than 20 miles away, and Orange County is about a 30-mile trip. Of course, travel times vary greatly, depending on when you’re going. “If you leave around 6 a.m., it’s not too bad,” Rogina says. “If you’re leaving at 7:30 or 8, you’re in gridlock.”

Living in a flight path and other noise concerns

Like Bixby Knolls, Addams sits right under the takeoff path for Long Beach Airport, so you’re likely to hear planes rumbling past. In terms of car noise, Atlantic Avenue and Long Beach Boulevard remain relatively busy, but streets within the community tend to be quieter because there isn’t much through traffic.
