A calmer side of Long Beach in DeForest Park
DeForest Park is a small neighborhood in North Long Beach that offers a respite from the city's busier downtown districts. Buyers are drawn to its established residential feel and access to parks and trails. With freeways nearby, it’s also convenient to get around Long Beach and the rest of Southern California.
Varied housing options and a quieter setting than DTLB
DeForest Park's housing spans a wide variety of styles and price points. In the northwestern corner, you'll find manufactured homes in the 1960s-era Villa Park community that tend to sell between the low $100,000s and low $200,000s. To the south of there, single-family homes line palm-shaded streets. Options include some midcentury ranch-style designs, as well as Spanish-style houses and California bungalows from the 1920s and ‘30s, and sales generally run from the low $600,000s to the upper $700,000s. Multifamily properties are also available, with duplexes and triplexes usually selling between the low $500,000s and the low $900,000s, while apartment buildings go from around $1.5 million to $4.5 million. In the southeastern corner, there’s a newer condominium development with units often ranging from the mid-$600,000s to the mid-$800,000s.
Compared to the busier, more tourist-oriented neighborhoods closer to Downtown, DeForest Park has a calmer, more residential feel. "DeForest Park is a tiny little pocket away from the main streets," says Airazulema Alfaro, Realtor with Keller Williams SELA. "When I showed clients the area, they really liked it. It's a quiet, well-kept community."

According to Alfaro, one of the community's standout features is DeForest Park and Wetlands, the 50-acre green space the neighborhood shares a name with. From the park, you can join up with the Los Angeles River Bikeway, a paved trail that stretches all the way to the downtown marina. Just east of Atlantic Avenue, Houghton Park offers even more space to stay active, with a community center, sports fields and a skate park.

Choosing between Long Beach schools and nearby private options
Children are served by the Long Beach Unified School District. Some students go to Colin L. Powell Academy for Success, an elementary and middle school with a gifted and talented education program. Interstate 710 and the Artesia Freeway allow for easy travel
Although bus service is available, most locals rely on cars for daily travel, and nearby access to the Artesia Freeway and Interstate 710 makes commuting convenient. Downtown Long Beach is under 10 miles from here and generally takes 15 to 30 minutes to reach by car. Los Angeles is roughly 20 miles away, with drive times typically ranging from 30 minutes to an hour and a half. Anaheim is a similar distance, and the commute usually takes less than an hour.

Restaurants and shops along Atlantic Avenue
DeForest Park is mostly residential, but there are a handful of dining options along Atlantic Avenue. Orange Teriyaki Restaurant serves Japanese dishes, and El Pollo Imperial is known for its Peruvian-style chicken. Head farther south on Atlantic Avenue, and you'll find a wider selection of restaurants, along with retail chains such as Aldi and Marshalls.
