Arlington has lower prices and nearby parks in western Long Beach

Arlington has that classic west side Long Beach feel, with a mix of midcentury homes and newer construction at some of the city's lower price points. Along with tightly spaced ranch-style homes and bungalows, you'll also find Windward Village, a gated manufactured home community. One of the biggest draws here is easy access to Silverado Park, a hub for Little League sports and after-school programs. With the 405 and 710 interchange nearby and vibrant west side events just down the road, Arlington offers a connected lifestyle without the price tag of some of Long Beach's flashier neighborhoods.

Midcentury housing and manufactured homes

Many homes date back to the mid-1900s, so expect the classic, ranch-style homes and bungalows with detached garages and room for a small backyard. There's also some more modern two-story properties. Prices range from the mid-$600,000s to the mid-$700,000s. About half the neighborhood is taken up by the gated Windward Village, one of the few manufactured home communities in the city where you can own both the home and the land it sits on. That setup opens the door to traditional financing options like FHA loans and removes the added cost of renting a site. Manufactured homes range from just under $100,000 to the mid-$600,000s, depending on renovations.

Overall, prices here are below average for Long Beach and a little higher than the nearby Upper Westside. "It's one of the more affordable parts of Long Beach," says Thomas Applegate, a broker with Re/Max Real Estate Specialists who's been selling in the area since the 1970s.

Silverado Park has a community center, pool and playground

Within the neighborhood, Tanaka Park is a small green space with a basketball court and playground. When you want more recreation options, just head a few blocks south to Silverado Park, one of the busiest parks in western Long Beach. The park’s gymnasium and indoor pool make it a year-round destination for after-school programs, summer camps and senior activities. You'll see Little League teams practicing at the baseball fields and pickleball games going on at the park’s four courts. In 2025, Silverado got a multimillion-dollar renovation that added an accessible playground. "You get the feeling it's a tight-knit community," says Jane Grobaty, community information officer with the city’s Department of Parks, Recreation and Marine. "The schools and really all ages have their arms around Silverado Park."

Nearby freeways make for direct commuting

Arlington is located next to the interchange of interstates 405 and 710, making it a very commuter-friendly area. The 710 connects to Downtown Long Beach, about 5 miles south, in less than 15 minutes. Heading north, the 22 miles to Downtown LA take roughly 30 minutes to an hour, depending on traffic. However, being that close to major freeways does come with some road noise. To get around car-free, Long Beach Transit bus stops are available along Santa Fe Avenue and Wardlow Road.

Cabrillo High School has career-focused programs

Arlington is part of the Long Beach Unified School District. For high school, students typically go to Juan Rodriguez Cabrillo High School. Cabrillo High is known for its Academy of Global Logistics, a program established in partnership with the Port of Long Beach that prepares students for careers in supply chain management and international trade.

Westside Long Beach has cultural celebrations and events

Arlington itself is a pretty quiet community, but you're not far from some of the vibrant events held on the city's west side. Here are a few popular ones:

  • Neighborhood Halloween Carnival Monster Mash Bash, a free carnival with trick-or-treating, costumes and games at Silverado Park
  • Westside Fest, a family-friendly festival at Admiral Kidd Park with cultural celebrations, local resource booths, free youth haircuts and food trucks
  • Filipino Migrant Center's annual events to celebrate Filipino American heritage, including block parties, cultural performances and food trucks

Cross the river for nearby shopping and dining

Arlington has a handful of casual eateries along Santa Fe Avenue, including Mrs. Chapman's Angel Food Donuts, a 1950s-era doughnut shop, and Un Rinconcito Argentino, an Argentine spot with handmade empanadas. For most shopping and dining, though, you'll be headed across the river. Here's how far the drive is to nearby retail:

  • Wrigley Marketplace, a strip mall with Albertsons and chain restaurants (3 miles, about a 9-minute drive)
  • Bixby Knolls, a walkable neighborhood packed with some of the city's most popular local restaurants and a Trader Joe's (3 miles, about a 10-minute drive)
  • Northgate González Market, a full-service Mexican grocery store with premade meals (5 miles, about a 12-minute drive)
