Upper Westside has lower-priced homes around Silverado Park

Upper Westside is one of Long Beach's more under-the-radar neighborhoods, with a community-focused feel that's a bit removed from the busier coastline. You'll find streets of well-maintained midcentury bungalows, locally owned restaurants and easy access to interstates 405 and 710. One of the main attractions is Silverado Park, a beloved green space with a pool, community center and year-round programming. It's also one of the lower-priced areas of Long Beach, with homes selling below the city's median.

Midcentury bungalows with potential for accessory dwelling units

Upper Westside is mostly single-family homes, with some condos and multifamily rental properties mixed in. You’ll find a mix of postwar California styles, including Craftsman bungalows, Minimal Traditional cottages and ranch-style homes. A lot of homes have backyards and detached garages, so there’s the potential to add an accessory dwelling unit (ADU). According to real estate associate Mary Edwards, the area takes pride in curb appeal. "People keep their yards nice, and the houses are a little older but are well taken care of," she says.

Some condos start in the upper $300,000s, while most single-family homes range from the lower $500,000s to the upper $800,000s. If you’re looking to buy a multifamily home, those can climb to $1.6 million. Prices are a bit lower than North Wrigley and South Wrigley, right across the river.

Silverado Park has a year-round pool and a renovated playground

Silverado Park is the heart of the neighborhood, with a community center, indoor pool and plenty of green space. It's a popular spot for summer camps and programs for all ages. You'll find teens at the skate park, adults on the pickleball courts and youth teams practicing on the baseball, soccer and basketball fields. In 2025, the playground got a multimillion-dollar renovation with new accessible play areas. The neighborhood is also home to Harte Neighborhood Library, which hosts community events and offers free lunch for kids during the summer.

Nearby freeways make for easy commutes

Upper Westside is popular with commuters, since interstates 405 and 710 border the neighborhood. Hop on the 710, and you can make the 4-mile drive to Downtown Long Beach in under 10 minutes. The 22 miles to Los Angeles can take 30 minutes to an hour, depending on traffic. One trade-off of the area is that the freeways are noisy, and road noise can be heard from many homes. The neighborhood is not especially walkable, but Long Beach Transit buses run through it.

West Willow Street has Mexican restaurants and Filipino food

The West Willow Street corridor is lined with casual dining options, with plenty of takeout spots, pop-up food stalls and local bars. Grab a bite at:

  • Casa Perez, a popular Mexican restaurant with traditional dishes and an outdoor patio
  • Tacos Los Abundis, a food truck specializing in birria and al pastor with indoor seating available
  • Twins Smokehouse BBQ, a casual counter with slow-smoked brisket and ribs
  • Gemmae Bake Shop, a Filipino bakery known for its pandesal and lumpia
  • PlanTita's Kitchen, a vegan spot serving up Mexican-inspired dishes
You'll also find specialty grocery stores along the corridor, including Tambuli Supermarket and Big Saver Foods. Head across the river for an Albertsons and a Grocery Outlet.

Walkable to Long Beach’s Muir Academy

The neighborhood is part of the Long Beach Unified School District. From kindergarten through eighth grade, kids can attend Muir Academy, located right in the neighborhood. Older kids can head to Juan Rodriguez Cabrillo High School, known for its Academy of Global Logistics, a program run in partnership with the Port of Long Beach. Both schools earn a B rating on Niche.

The west side of Long Beach has its own cultural celebrations and community-focused events. Get to know your community at:
