“It’s the Beverly Hills of Long Beach, where all the nice real estate is,” says Realtor and President of Bluff Heights Neighborhood Association Stephen Sutton. Among Bluff Heights’ historical Craftsman architecture, children run around landscaped yards as year-round patio barbecues kick off. “Buyers like the neighborhood mostly because it’s residential. They usually have a backyard in a single-family residence and have kids,” Sutton says. However, Bluff Heights isn’t just about home life. Urban and walkable, the neighborhood’s retail center radiates a hip vibe from vintage clothing shops to a restored 1920s movie theater with screenings of “Night of the Living Dead.” Residents can get home without having to drive, and to top it all off, they can walk a few blocks to the beach too. “It’s really charming — very much what people think of when they think of Long Beach by the beach,” says Realtor Beatrix Whipple, who works with the Whipple Group and has over two decades of experience in the area. “It’s neighborhood-y with a lot of great retail and restaurants.”

Shops and restaurants in Retro Row
A cultural epicenter, Bluff Heights features Retro Row, a shopping district on the north side of the neighborhood. Locals mill about one-of-a-kind local businesses and the Art Theatre, the oldest movie house in the city. The theatre’s Art Deco style makes it an iconic local landmark. As for shops, Casa De Luxe sells antiques and home décor. Casita Bookstore offers books written by diverse authors and events like author readings and Storytimes. The neighborhood also has a diverse range of cuisines. “La Parolaccia Osteria is very good,” Sutton says. The Italian restaurant’s ambiance stems from its wood burning oven and exposed brick details. “Another James Beard Award-winning restaurant is Gusto Bread. It’s very popular in the neighborhood,” Sutton says. For a mouth-watering treat, the artisanal Panadería specializes in baking with wild fermented sourdough culture and fresh corn masa. To pick up groceries for home-cooked meals, locals can stop by Ralphs.

Walkable streets of California bungalows and more architecture
East of downtown Long Beach, Bluff Heights has highly walkable streets. From their front porches, neighbors can see passersby strolling through the neighborhood or kids on bikes. “It’s a good place to raise a family,” Sutton says. The houses sit on small lots decorated with plants like palm trees and California sagebrush. Considered a historic neighborhood, Bluff Heights features homes built throughout the early 20th century, some dating back to the 1910s. “There’s a lot of really fun and unique architecture: Craftsman homes and California bungalows,” Sutton says. The neighborhood also has Mediterranean homes and Tudors. Mediterranean houses range from $900,000 to $1.6 million, while California bungalows start from $800,000 to $1.4 million.

Close to Bluff Park, the beach and more recreation
“There's a park along the ocean, and you're coastal adjacent, which a lot of people like,” Sutton says. Residents of Bluff Heights can stroll down to Bluff Park’s walking paths for panoramic vistas of the ocean and from there, easily reach the city's namesake beach for a quick swim. The neighborhood is also right next to Bixby Park, known for its playground, dog park and skatepark. It also hosts regular events like a farmers market brimming with vendors, free yoga classes on the bluff and live music in the bandshell. “Miles of biking and running trails provide a lot of recreational access you wouldn’t have more inland,” Sutton says. The Shoreline Bike Path provides over 4 miles of multipurpose trails for running and biking along the sandy beach leading up to Belmont Veterans Memorial Pier.

Well-rated Long Beach Unified public schools
Students in the area are served by the Long Beach Unified School District, which earns an A grade according to Niche. Mann Elementary School has a B-plus rating, while Jefferson Leadership Academy has a B grade. Woodrow Wilson High features an A rating. With 150 clubs, the school has activities ranging from a banned book club to stand-up comedy.
