Bluff Heights is a historic district within a mile of the beach

Right in the heart of Long Beach, Bluff Heights is a historic neighborhood known for classic Craftsman architecture, beach proximity and a family-friendly atmosphere. With a local elementary school and little lending libraries in front yards, the vibe is similar to what you’d find in next-door Belmont Heights. However, you’re a bit closer to downtown, which means more walkable restaurants, a little extra city activity and some less expensive home options. If you’re looking for that relaxed, neighborhood feel without giving up proximity to downtown or the beach, Bluff Heights might be a great fit.

Historic homes require a little extra maintenance

Bluff Heights is a designated historic district, filled with an array of early-1900s homes. While Craftsman bungalows are the most common, you’ll also see some Victorian, Spanish Revival, Tudor Revival and Art Deco styles. “It’s the Beverly Hills of Long Beach, where all the nice real estate is,” says Stephen Sutton, a Realtor with HomeSmart Realty Group and the president of Bluff Heights Neighborhood Association.

According to Dave Shorter, a broker with Dave Shorter Real Estate with over 15 years of experience in the area, older homes are attractive to many buyers but can also have their drawbacks. “They take more maintenance, and they are tougher to keep up, especially because of the restrictions of a historic district,” Shorter says. “For example, if you have to replace a window, you might have to put in a wood window that matches the house’s exterior instead of an inexpensive vinyl window.”

What you can expect to pay in Bluff Heights

For single-family homes, you won’t find much in Bluff Heights under $1 million. In fact, properties with recent renovations can go for up to $1.5 million. For condos, the market is a little less expensive, with units from the low $300,000s to the low $700,000s. Most condos were added to the neighborhood from the 1960s through the 1980s, so they don’t have the same historic character as the homes. Because of its range of options, Bluff Heights is a sort of halfway point between the lower-priced North Alamitos Beach and the more expensive Belmont Heights.

Family-friendly vibe and a local neighborhood association

From your front porch in Bluff Heights, you might see neighbors walking dogs or kids biking over to their friend’s house. “It’s private and quiet with beautiful streets,” Shorter says. “It certainly feels like a neighborhood lost in some other time.” The Bluff Heights Neighborhood Association is active in the community, planning family-friendly events like a Fourth of July block party and a Halloween Tents & Treats get-together at the local elementary school. “It’s a good place to raise a family,” Sutton says, explaining that buyers like the residential feel and the yard space.

Walkable to shops and restaurants on East Fourth Street

With a Ralph’s grocery store right within the neighborhood, and all the restaurants on East Fourth Street and East Broadway, it’s very easy to take a walk and run errands. Some of the most popular restaurants in the area include:

  • Gusto Bread: James Beard Award-nominated panadería with fresh-baked bread, pan dulce and pastries
  • O’Connell’s Cocktails: Old school dive bar with pool tables and a jukebox
  • CoffeeDrunk: Airy coffee shop known for its interesting drinks like espresso tonics and blueberry matcha
  • Due Fiori: Upscale Italian spot with a cozy atmosphere, wine bar and typically a long line out the door
Bluff Heights also borders Fourth Street's Retro Row, known for its vintage stores and the Art Theatre of Long Beach, the city's oldest movie house.

Less than a mile from the beach

Most homes are less than a mile from the shoreline, so the area’s parks are a huge draw. Enjoy the outdoors here:

  • Bluff Park is a stretch of green space along the bluffs of the ocean with walking paths and panoramic views.
  • Junipero Beach and Long Beach City Beach are known for their calm waves and sandy shores.
  • The Shoreline Bike Path spans several miles along the beach, leading over to Belmont Veterans Memorial Pier.
  • Bixby Park hosts a weekly farmers market, free yoga classes on the bluff and live music.

Home to the highly rated Mann Elementary School

Students in the area are served by the Long Beach Unified School District, with the highly rated Mann Elementary School right within the neighborhood. Families can apply to any schools within the district, including several magnet options. Applying out of district is also allowed.

Commute to Long Beach and LA

Bluff Heights is about 2 miles from Downtown Long Beach, typically less than a 10-minute drive. You can also catch a Long Beach Transit bus into the city. You’re not that close to any major interstates, but, like most of Long Beach, you can expect it to take anywhere from 40 minutes to an hour and a half to get into Los Angeles, depending on traffic.
