Outside of Cambodia, Long Beach is home to the largest population of Cambodian people in the world, thanks to an influx of immigrants in the 1970s and ‘80s. Known for its restaurants, local businesses and events, Cambodia Town is a lively locale with closely connected residents. “Something I liked is that when you walk in the neighborhood, people watch out for you. You feel connected,” says Bopha Yim of the Cambodian Association of America, who grew up in Cambodia Town. Cultures and traditions carried over from expat residents and the laidback SoCal lifestyle of Long Beach have shaped this neighborhood into one of the most distinct and unique communities in the city.

Cambodia Town Parade and Culture Festival draws a crowd
The annual Cambodia Town Parade and Culture Festival has become a community staple and is one of the largest events in Long Beach. Each spring, the event celebrates Khmer traditions through food, music, dance and more. Yim says, “It’s a celebration of blessings and recognize our ancestors and continue building Karma. The temple is really welcoming. During New Year's, lots of people gather, and we try to unify and join together in harmony.”The Cambodian Film Festival also draws a crowd. The event typically takes place in the fall. Long Beach local and Long Beach Heritage volunteer Lisa Marie Harris says, “Cambodia Town Film Festival is huge. We get lots of celebrities of Cambodian descent who come out for the festival.”

Cambodian cuisines and local shopping
Cambodia Town is best known for its restaurants. Allison Van Wig, a realtor and broker who has been selling in Long Beach since the late 1990s, highly recommends exploring the area, especially Phnom Penh Noodle Shack. Bopha Yim's favorite is Crystal Thai-Cambodian Cuisine. Staple restaurants, like Shlap Muan, are institutions in the area and are often operated by multiple generations, inspiring younger family members to start their own businesses. She says, “Cambodia Town is rich with a lot of culture. People in the neighborhood are building themselves up. The younger people are trying to connect to their culture and rise together.” Anaheim St, the neighborhood’s primary thoroughfare, is home to most restaurants and shopping. Residents have their pick between local grocers like Dong Mai Market and larger retail chains like Aldi. The neighborhood is also home to some more specialty stores like Chendavy Cambodian Shop. Yim says, “There are a few cultural Cambodian stores in Long Beach. They have fittings and jewelry you try on. It’s a lot of work, so it's cool to have ladies who can dress you.”

Getting around the neighborhood
Getting around Cambodia Town is simple. The neighborhood is highly walkable, earning a Walk Score of 84%. The main thoroughfare is Anaheim Street, and there is nearby highway access to I-710 and the Pacific Coast Highway. The beach is only a mile and a half away.The city bus circulates throughout the area, connecting the community with the rest of Long Beach. Five miles north is the Long Beach Airport.

“The advantage of living here is that it’s really close to downtown and the beach, but it's really affordable,” says Realtor Anthony Walker of Buckingham Investments, who has been selling homes in Long Beach since 2015. "It’s probably the most affordable neighborhood that is close to the beach in all of southern California."Primarily built out in the 1920s, California bungalows sit side by side on small yards. “It’s very eclectic. There’s a lot of character and a lot of interesting architecture,” Walker says. Gardens brim with papaya plants, banana trees and lemongrass, fruits popular in Cambodian cuisine. While most of the homes in the neighborhood are close to a century old, an increasing number are being renovated and upgraded with a modern look and feel. Bungalows with only one bedroom sell for $425,000 and can increase to $875,000 for larger houses. Condos are common in the area, selling from $460,000 to $510,000. Entire condo buildings can be purchased for $1 million up to $2.5 million, depending on units within the building.

MacArthur Park and other nearby options
Cambodia Town is an urban area, so there is only one park within the neighborhood. MacArthur Park provides residents with a slice of green space in the city. Cambodia Town is within a few blocks of larger parks where locals can play tennis and pr practice tricks at the skatepark at California Recreation Park or Orizaba Park.
