Roughly 90% of residents are renters, and multifamily buildings make up most of the housing stock. Condos typically sell between the low $300,000s and low $800,000s, while multifamily properties generally range from around $1 million to $2.5 million. Single-family homes are less common, though there are still a handful of California bungalows and Craftsman-style cottages dating back to the early 1900s. These homes usually sell from the mid-$600,000s to the low $900,000s. The median sale price is in the low $500,000s, below both the downtown and citywide medians.

Travel is convenient from Saint Mary’s

One of the community’s big advantages is its central location. “You’re close to a lot of things to do, and the freeway is close by, so it’s easy to get around,” says Esther J. Chun, Realtor with Casado Real Estate Inc. Shopping, dining and downtown attractions are within a short walk or bike ride, and hospital employees also have the option to walk to work. The Metro A Line runs through the neighborhood, providing convenient access to downtown Long Beach, Downtown LA and beyond. Interstate 710 is a short distance west, making commuting by car convenient as well. Los Angeles is about 25 miles north, and the trip can take between 30 minutes and an hour and a half, depending on traffic.

A gateway to Long Beach events

Downtown Long Beach hosts major festivals and celebrations throughout the year. From Saint Mary's, you can often bike or take the A Line to the action, allowing you to skip event-day traffic and parking challenges. Some annual events include:

  • Acura Grand Prix of Long Beach, a street race that winds through the city center
  • Long Beach Pride Parade and Festival, a two-day celebration with a parade and live entertainment
  • Dark Harbor, an immersive Halloween festival aboard the historic Queen Mary

School options include Oropeza Elementary

Families are served by the Long Beach Unified School District. Kids can start at Oropeza Elementary School, located right in the community. Older students can attend Long Beach Polytechnic High School, which gets an A rating from Niche.

Enjoying 14th Street Park and Alamitos Beach

Saint Mary's is home to K-9 Corner Dog Park, a neighborhood green space with dog-friendly water fountains and seating areas. The community is also close to several other recreation areas, including 14th Street Park, which has a playground, basketball courts and a skate park, as well as the more than 30-acre Cesar E. Chavez Park. In addition, with Alamitos Beach about a mile to the south, it's easy to spend a day by the water.
