Hamilton has mid-1900s homes and equestrian trails in North Long Beach
Hamilton is a laid-back neighborhood in North Long Beach where horse stables, midcentury homes and a trendy food hall all share the same ZIP code. Most houses here date back to the early to mid-1900s, and prices are higher than next-door Paramount and Compton because many of the homes have been updated. You get a rural vibe from the nearby equestrian trails, but it still feels decidedly like city living here, with nearby shopping and dining on Artesia Boulevard. Commutes are simple too, with state Route 91 running through the neighborhood, plus Interstate 710 and the Metro A Line close by.
Midcentury homes with investment opportunities
Hamilton has mostly one-story homes built from the 1920s to the 1960s. You'll find a mix of Minimal Traditional, ranch-style and Spanish-influenced houses, many with original hardwood floors and brick fireplaces. Lots are usually modest but often come with private backyards, covered patios and detached garages with alley access.
Investment properties typically start in the low $500,000s to $600,000s, while remodeled homes typically run from the low $700,000s to the upper $800,000s. It's common to see cheaper homes bought, flipped and resold within a few years. Multifamily properties or homes with equestrian-zoned land cost between $1.2 million and $1.5 million. "The market here is somewhat competitive," says Luke Smith, a Realtor with Real Brokerage Technologies who has over a decade of experience. "An average home sells for about 4% above list price and goes pending or under contract in about 20 days."

Board horses at 72nd Street and play at Houghton Park
Hamilton's best-known recreation spot is the 72nd Street Equestrian Park, an equestrian facility with stables and event arenas. You probably won't have space for a horse on your own property, but you can still become an owner and board yours at this local stable. The 72nd Street arena connects to an equestrian trail along the LA River that stretches for miles down to DeForest Park, where you can keep riding or take a hike through the wetlands. You're also less than a mile from Houghton Park, a popular green space with a skate park, sports courts and a community center.
