Changing demographics in this urban Long Beach neighborhood
Known for historic architecture, South Wrigley is an established but quickly growing Long Beach neighborhood where the old and new converge. Parents walk their kids to the closest neighborhood playground, while other residents mingle in cocktail bars; professionals take the Metro to work and friends swing by the newest restaurant on Pacific Avenue. “Younger people are moving into the area because that’s what they can afford, and the prices reflect a little higher value,” says Realtor Alan Fasnacht of Team Fasnacht Realty, who has worked in the area for two decades. It’s named after William Wrigley Jr., who developed all of the Wrigley neighborhoods in the late 1920s and 1930s. Now many young professionals and families call it home.

Historic houses and Mediterranean architecture
Located on the Los Angeles River, the neighborhood’s streets are lined with palm trees and apartment buildings, since the area is 70% renters. Neighbors often take evening strolls or bike home from work along the grid-style streets. Most of South Wrigley’s single-family homes were built from the 1920s through the 1950s and rest on small yards, some landscaped with agave and rose bushes. “It's a nice neighborhood. There are lots of cool properties with historical character — a lot of Spanish-style architecture,” says CEO and managing broker Anthony Walker who works with Buckingham Investments and has over a decade of experience in the area. These Spanish-style homes feature stucco facades and red tile roofs, while the Tudor homes in the area have decorative half-timbering. Single-family homes in these styles range from around $800,000 to $1.5 million. “Even though prices have gone up dramatically, Long Beach is a bargain compared to the rest of the state, and prices are better in Long Beach than in Los Angeles,” says Fasnacht.

Endless retail and restaurants on Pacific Avenue
Bordered by the river on one side and main thoroughfares on the others, the neighborhood has convenient access to retail and dining. On South Wrigley's eastern side, Pacific Avenue is the main drag for restaurants and has plenty of local spots for a night out, including The Wicked Wolf, a cocktail bar that gets rave reviews for its innovative drinks, opulent Victorian-era decorations and fairytale theme. Willow Street, located on South Wrigley’s northern edge, is home to a large strip mall called Wrigley Market Place. Stores include Albertsons for groceries and a CVS pharmacy. As for restaurants, Buono’s Pizzeria serves calzones and sandwiches in a casual setting decorated with vintage black and white photographs. At Wrigley Coffee, the community gathers for open mic nights or to rent meeting rooms in an open and airy cafe.

Plenty of transit in South Wrigley
South Wrigley is only about 2 miles from downtown via Long Beach Boulevard. “There’s really easy access to downtown Long Beach where there’s lots of jobs and entertainment,” Walker says. The Pacific Coast Highway, known as the PCH, runs along the neighborhood’s south side and provides direct access to Interstate 710 nearby. “The rail line goes just down Long Beach Boulevard, so it’s very transit oriented. You can walk to the rail station and get everywhere you need to go,” Walker says. There are Metro Rail stations located along PCH and Willow Street that have several bus stops. For medical services, residents can go to Dignity Health - St. Mary Medical Center, only 2 miles away. The closest major airport is Long Beach Airport, located 6 miles from the neighborhood.

Cyclists and joggers can take advantage of the paved path that runs alongside the Los Angeles River on the neighborhood’s west side. The path goes south all the way to the downtown waterfront and north to the Wrigley Greenbelt, a park with walking paths and picnic tables. At Cressa Park, there’s a small nature trail where volunteers for the Wrigley Area Neighborhood Alliance conduct regular clean-ups.
