University Park Estates is a community in eastern Long Beach that keeps you well connected but also provides a peaceful retreat from city life. It’s located directly south of California State University, Long Beach, and popular shopping areas and beaches are a short distance away. Cost of living and housing options in University Park Estates
The eastern part of the neighborhood was developed in the ‘60s, and you’ll still see plenty of midcentury ranch-style homes, although many have been updated or expanded. “Some people have added family rooms, and there are a couple of teardowns on each street,” says Brigitte Bigham, associate broker with Think Boutiq Real Estate, who has lived in University Park Estates for over 30 years. “You can tell that people have pride of ownership. They spend money on their houses so they can stay in the area long term.” Homes tend to sell between $1.3 million and $1.7 million.
The western section, also known as Bixby Village, is a newer development that surrounds the Bixby Village Golf Course. Here, you’ll mostly find units in multifamily properties. Condo prices usually run from the mid-$400,000s to the mid-$600,00s, while townhouses fall between the mid-$900,000s and about $1.3 million. Bixby Village owners pay around $600 in monthly HOA fees.

Long Beach Unified School District and dual enrollment through CSULB
Families are served by the Long Beach Unified School District, which places children based on their address and offers a school-choice lottery. Many kids go to the highly rated Kettering Elementary School, right in the neighborhood. Wilson High School also gets strong ratings, and students can take dual-enrollment courses through nearby colleges, including CSULB.
Kettering Elementary School is located in the northeastern corner of the community.

Walk or bike to nearby shops and CSULB
There’s a small shopping center in the community, and the popular Marina Pacifica mall is about a mile away, making it easy to run errands or grab a bite to eat. If you’re in the mood for a play, CSULB’s theater department is within walking distance. “We’ve got a bike path and walking paths, and a lot of things are very accessible,” Bigham says. “On weekends, some people leave their cars at home and just walk or bike everywhere. I can ride my bike to Seal Beach.”

A sense of community in University Park Estates
University Park Estates is conveniently located, but the neighborhood itself remains fairly calm. “It’s got a quaint, tucked-away feel,” Bigham says. “There’s not a lot of through traffic.” Some residents join the voluntary neighborhood association, which charges a small monthly fee to help cover upkeep and community get-togethers. “We do little ice cream socials and block parties,” Bigham says. “People are very friendly and welcoming.”
