The area was first developed in the early 1960s by S & S Construction, and midcentury ranch-style homes still make up most of the neighborhood’s housing stock. However, the more recently developed Bixby Village community on the west side of the neighborhood is mostly made up of modern townhouses and condos. The neighborhood is served by the Long Beach Unified School District, and is within the catchment areas of some of the top-performing schools in the district. Kettering Elementary, Rogers Middle School and Woodrow Wilson High all have A grades on Niche.Students at Woodrow Wilson can take dual enrollment courses at CSU-Long Beach, which is just north of the neighborhood, across 7th Street. Although University Park Estates itself is largely residential, it’s less than a mile to the Marina neighborhood’s two large malls, Marina Pacifica and 2nd & PCH, which are home to dozens of shops and restaurants, multiple supermarkets, and the local movie theater. Locals don’t even have to go that far for everyday goods, as there’s a Target in the northwest corner of the neighborhood, at the intersection of 7th and Bellflower. The small shopping plaza there is also home to a few restaurants and coffee shops, including popular Indonesian eatery Uncle Fung Long Beach.Close to the beach and next door to the golf course
On the east side of the neighborhood, Channel View Park runs along the Los Cerritos Channel and features a playground and playing fields. The park’s major walking trail is part of the Long Beach Bikeway, a semi-completed network of trails that will eventually offer cycling routes throughout the city. The west side of the neighborhood is home to Bixby Village Golf Course, a 9-hole executive course built in 1980. While University Park Estates isn’t on the water, it’s less than five minutes from the neighborhood to both Long Beach City Beach and the more surfable (but often more crowded) Seal Beach.Easy access to the interstate and the PCH
Ease of commute is a major part of University Park Estates’ allure. “There’s great freeway access,” says Underwood. “You’ve got the Pacific Coast Highway right next to the neighborhood, and you can take 7th Street right to the I-405 and I-605. Obviously, congestion can always be a problem, but as far as getting to the freeway, it’s hard to beat.” A number of Long Beach Transit bus routes have stops on 7th Street on the north side of the neighborhood, offering connections to Downtown Long Beach and other locations around town. It’s a 20-mile drive to John Wayne Airport in Irvine and a little over 25 miles to Los Angeles Airport, though traffic to LAX is often very congested.
