Quiet, hillside neighborhood overlooking Longview
Longview is known as a planned city. Every street and sidewalk in town was designed before construction began. From R.A. Long Square in the center of downtown, “The streets were meant to extend outward from the center like a wagon wheel,” says Dom Delrosario, a local whose family has lived in Longview for generations. A few streets north of the square, as the terrain transitions from flat to hilly, lies the neighborhood of Cascade-City View. This community is close to shops and restaurants, yet it feels secluded from the city, thanks to its hillside location and tree cover. City vistas and “beautiful, scenic views of the Cascades,” are available from the neighborhood, says Dylan Overton, Handris Realty broker with 20 years of real estate experience.

From split levels to New Traditionals
Winding up the hill are streets lined with a range of home styles, from spacious 21st-century builds to midcentury split levels and ramblers. Many roadways end in cul-de-sacs, and homes in the western half of the neighborhood sit at a higher elevation with broader views and more square footage. New Traditional homes featuring three-door garages, manicured hedges and entrance columns can be found on City View Boulevard, one of the neighborhood’s main roads. Branching off this street is Forest Hills Estates, a gated community containing a handful of lots and newer homes in the middle of the neighborhood. Cascade-City View home prices range from about $257,000 to $593,000.

High school football rivalries in Longview and Kelso
Neighborhood students may attend Columbia Heights Elementary, rated B-minus and Cascade Middle School, rated C-plus. With both schools located within Cascade-City View, walking to school is an option. Mark Morris High School, rated B, has clubs catered to a variety of interests, from Spanish to Sasquatch. The Mark Morris Monarchs have friendly rivalries with the two other local high school teams, the R.A. Long High School Lumberjacks and the Kelso High School Hilanders. This is especially evident at football games. In fact, the annual football matchup between the Monarchs and the Lumberjacks is referred to as “the Civil War.”

Longview city parks and community causes
Longview is abundant in outdoor recreation and community spirit. Cascade-City View is less than 2 miles from Longview Country Club, a membership-based golf club. Locals can head to John Null Park to cheer on Longview Youth Baseball games or to play pickleball. At 67-acre Lake Sacajawea Park, folks can stroll along the lakeside path while watching the trees change color in the fall. “When you go down to the lake, you’ll see Harlie’s Hoops there,” says Kristin Cheatley, a River Ridge Real Estate broker born and raised in Longview. A local mom created a nonprofit called Harlie’s Angels after the tragic loss of her daughter. “Because Harlie loved playing basketball, her dream was to get money for a basketball court that kids in the community could play at,” Cheatley says. The local chapter of 100 Women Who Care, a Washington-based nonprofit, answered the call: by 2020, the covered basketball court in honor of Harlie was complete. “And everybody pitched in – a bunch of local businesses and whatnot. I can’t think of one time that I’ve driven by there – rain or shine – that there hasn’t been at least one kid out there shooting hoops.”

Local festivals and year-round fun
Longview hosts various events and festivals throughout the year, like the Christmas Lighted Kayak Parade at Lake Sacajawea Park. At this annual holiday celebration, kayakers paddle down the mile-and-a-half-long lake as locals admire the decked-out watercraft. And in January, sQuatch Fest “brings excitement to the area in the dead of winter,” says Bonnie Delaney, CEO of the Kelso-Longview Chamber of Commerce. This weekend event features presentations from Bigfoot researchers, plus the chance to take photos with a replica of the bipedal, ape-like creature. Homeowners can expect the occasional deer sighting in the yard, but probably not Sasquatch – although there is a culture of belief throughout the Pacific Northwest. Year-round activities in Longview include bowling at Triangle Bowl and playing putt-putt at Sam’s Mini Golf.

The Triangle Center for dining and shopping
Cascade-City View is an all-residential neighborhood, but restaurants and stores are right at the bottom of the hill at the Triangle Center. Since 1959, Triangle Tavern has served as a place to meet up and watch sports over happy hour. At this casual restaurant, guests can eat comfort food on the dog-friendly patio. Alternatively, The Office 842 offers a contemporary ambiance for breakfast, lunch and dinner, plus a drive-through coffee window for caffeine-on-the-go. WinCo Foods supplies the area with groceries. Marshalls and the local downtown boutiques are some of the go-to stores for clothes shopping.

Three miles to Interstate 5
Cascade-City View does not contain major thoroughfares, but it is close to Ocean Beach Highway, which runs west to east through the city. Three miles away in Kelso, drivers can access Interstate 5 to travel north to Seattle or south to Portland. The closest airport is Portland International, 49 miles away. However, no long commute is needed to get to medical offices or the hospital: PeaceHealth St. John Medical Center is located in the center of Longview.
