Hillside Acres is a tranquil neighborhood in the hills above Longview, a small city about 60 miles west of Mount Saint Helens. This volcano last erupted in 1980 – an event that would have been visible from the neighborhood. “In Longview, it caused a lot of ash and an entire summer of gloom,” says Kristin Cheatley, a Realtor at River Ridge Real Estate who was born and raised in Longview. Fortunately for those living in the neighborhood, no emergency evacuations were required. Longview is surrounded by hills to the north and east, and the elevation starts increasing around Hillside Acres. The homes higher up boast increasingly panoramic views of the city and the Columbia River below. The elevation flattens out near the base of the neighborhood, where residents can find stores and restaurants along Ocean Beach Highway. Removed from the flat, gridded parts of Longview, Hillside Acres’ main appeal is its views and woodsy privacy, as well as its proximity to Interstate 5 just a few miles east.
Single-family homes tucked into Longview’s forested hills
Hillside Acres is a quiet neighborhood with narrow sidewalks winding alongside the hilly, residential streets. Amongst the well-kept lawns and manicured shrubbery, homeowners may see the occasional deer emerging from the forest. Trees cover the hills north of the neighborhood’s homes. Residences include ranch-style, split-entry and custom homes. Prices typically range from about $320,000 to $570,000, depending on size, and there is no HOA. The overall CAP Index Crime Score for the area is 2 out of 10, lower than the national average of 4.
Longview School District serves the area
Students are zoned for Longview School District, rated B on Niche, and may begin at Columbia Valley Gardens Elementary, rated B-minus. Cascade Middle School, rated C-plus, participates in the district’s community garden program. What began as a few garden beds has blossomed into a large-scale project that gives students a hands-on learning experience. On Wednesday mornings in the summer, the school garden opens to the public for harvest and volunteer maintenance. Mark Morris High, rated B, serves the neighborhood’s high schoolers.
Proximity to two golf courses and Lake Sacajawea Park
Hillside Acres is situated next to Longview’s two golf courses. “Mint Valley is a public golf course with really good hamburgers,” Cheatley says. Mint Valley Golf Course is an 18-hole, par-71 championship course with a practice putting green and a driving range. It also features a six-hole short game course that’s free for those aged 13 and under. Members of Longview Country Club have access to a private 18-hole golf course, clubhouse dining and a swimming pool that’s open in the summer. Locals can also take a walk around Lake Sacajawea Park, a popular place to walk dogs and stroll through the serene, meditative Japanese Garden.
Longview’s squirrel-themed summer festival
Every August, the Civic Center Park hosts the annual Squirrel Fest, Longview’s signature festival honoring the beloved critter, which attracts thousands of locals. Longview is known for its squirrel-sized bridges that facilitate safe journeys from treetop to treetop. The free, family-friendly festival features food, games and tours of the squirrel bridges.
Shopping and dining downtown and along Ocean Beach Highway
There are two main areas for shopping and dining in Longview: downtown and Ocean Beach Highway. Retailers like Ross Dress for Less, Walmart Supercenter and Fred Meyer line Ocean Beach Highway, which stretches east-west across Longview. In downtown Longview, Shamrock Bar & Grill serves beer, burgers and fries. It also has a pool table and is open until 2 a.m. on Fridays and Saturdays. “Shamrock has been around forever; my grandpa used to go there every morning to drink coffee,” Cheatley says. “It’s a bar now. There are a lot of places like that where the owners have retired and sold. There’s been a lot of changing.” Downtown is experiencing a gradual revitalization, with locally owned boutiques and businesses popping up, as well as colorful murals and a farmers’ market.
Hillside Acres is a car-dependent neighborhood
While no major highways run through Hillside Acres, residents have quick access to Ocean Beach Highway, Longview’s main commercial corridor. The neighborhood is a 4-mile drive from PeaceHealth St. John Medical Center, the only hospital in a 50-mile radius. Portland International Airport, the nearest airport, is about 50 miles south. Drivers are about 6 miles from Interstate 5, which runs parallel to the West Coast from Mexico to Canada, and they are also about 6 miles from the Lewis and Clark Bridge, which crosses the Columbia River into Oregon.
