Beautiful prewar character homes
Carthay is a neighborhood of single-family homes from the 1920s and ’30s. Architectural styles are a distinct mix of traditional offerings, including Spanish, Colonial, French, Mediterranean and Tudor revivals, storybook cottages and cozy bungalows. There is heavy Spanish influence, with many stucco homes featuring terra cotta roof tiles, arched entries and windows. Streets in the neighborhood are quiet, with tree-lined sidewalks, immaculate landscaping and plenty of street parking, though most homes have a driveway and a garage. “This is a preservation zone, so renovations have to be approved by the city in accordance with the neighborhood plan, which can be a big obstacle for buyers,” Svidler says. Homes range in price from around $1.3 million for a two-bedroom with about 1,400 square feet to $3.5 million for something much more expansive. “There are also some duplexes and fourplexes in this area, nothing high density,” Svidler says. Multifamily units are priced between $1.6 million and $2.7 million.Bordering Little Ethiopia
Carthay is right on the border of Little Ethiopia, which has some of the best authentic African eats in LA. There are almost a dozen Ethiopian places in a one-block stretch of Fairfax Avenue, including Merkato, Rosalind’s, Lalibela and Messob Ethiopian. Merkato is an artifact-filled café and learning center serving eat-with-your-hands plates. A few blocks away, Stella Coffee Beverly Hills is a chic, dog-friendly coffee shop with an airy vibe and plenty of seating. Customers love their breakfast sandwiches, particularly the breakfast burrito. There is a Vons supermarket down the street for stocking up on groceries.Hanging at Carthay Circle Park
Central LA is highly developed, with only pockets of green space scattered throughout. Carthay Circle Park is the only park in the neighborhood — just two manicured green spaces with statues, picnic tables and beautiful shade trees. Right outside Carthay is La Cienega Park & Community Center, a public recreation area with baseball fields, a track and fitness equipment. Next door is the La Cienega Tennis Center, which includes pickleball courts.Annual block party
Hundreds of neighbors gather in late October each fall for the Carthay Neighborhood Association’s annual block party. The event in 2023 included a free pancake breakfast, face painting, a photo booth, and games for kids, like a bounce house and sidewalk chalk. Attendees were encouraged to bring a wrapped baked item for the bake sale and a book to swap. Area businesses donated an assortment of prizes raffled off to those in attendance.School celebrating its centennial
Los Angeles Unified is an above-average urban school district graded B-plus by Niche. Kids in the neighborhood can attend Carthay Elementary of Environmental Studies Magnet, a walkable community school graded B by Niche. Emerson Community Charter Middle gets a B, but an A-plus in diversity. Fairfax High School is in the top 15% of California public high schools, according to Niche, which grades it an A-minus. FHS celebrated its 100th anniversary in 2024. The school’s Greenway Institute for the Arts offers in-school and after-school multidisciplinary arts programs to help kids discover their individual voices and passions. The neighborhood and its surrounding area have a significant Jewish population, so there are many private religious schools in the area, like Pressman Academy and Tashbar Sephardic Yeshiva Ketana, both elementary through middle schools. “Historically, this has been a very Jewish neighborhood where residents can walk to houses of worship,” Svidler says. Nearly 10 different synagogues are walkable or a very short drive from Carthay. Temple Beth Am and Beth Chayim Chadashim are both within the community, while most of the rest sit along West Pico Boulevard.10 miles from downtown Los Angeles
Carthay does not have direct highway access. The neighborhood is about 3 miles south of Santa Monica Boulevard and 2 miles north of Interstate 10. Local streets are quiet, with a little through traffic and only the occasional stop sign every few blocks. Downtown Los Angeles is about 10 miles away via multiple routes — it’s a seemingly short distance that can take as long as an hour to drive during unpredictable rush hours. Speaking of unusually long drive times, it can take well over an hour via I-405 to drive the 12 miles to Los Angeles International Airport. World-famous Cedars-Sinai Medical Center is 3 miles north via South San Vicente Boulevard. There are bus routes along Wilshire, West Olympic and West Pico boulevards, and the Wilshire/Fairfax metro station is currently under construction and will eventually offer more public transportation options.
