Carthay balances historic charm and convenience

Carthay is a community in Central Los Angeles made up of three neighborhoods: Carthay Square, South Carthay and Carthay Circle. With its early-1900s Spanish Revival architecture and mature landscaping, it often attracts buyers looking for historic character rather than modern, cookie-cutter homes. Families have access to highly rated schools, and its location puts Beverly Hills, Museum Row and everyday shopping and dining within easy reach.

Carthay's housing options

Along the community's outer edges, multistory apartment and office buildings line the streets, but the neighborhood's core feels more residential and established. Here, there’s a blend of historic single-family homes and multifamily properties. Spanish Revival architecture is the most common, along with some Tudor Revival and storybook-style designs. Houses tend to sell from around $1.5 million to just over $3 million, and multifamily buildings generally range from about $1.5 million to $2.5 million.

Carthay has three separate historic preservation overlay zones, and the entire neighborhood was added to the National Register of Historic Places in 2022. Living in an HPOZ isn’t for everyone, as owners usually need approval for exterior changes. However, many homebuyers see its vintage charm as a big part of the appeal. “For anybody who appreciates old, historic houses with character, it’s a great neighborhood,” says Nicholas Sandler, Realtor with The Agency.

Highly rated public and private schools near Carthay

Carthay is served by the highly rated Los Angeles Unified School District. Some students go to Carthay Environmental Studies STEM Magnet, an elementary school in the community with its own gardens and orchard. Niche gives it an A-minus rating. Nearby private options include The Center for Early Education, a pre-kindergarten through sixth-grade school with an A rating from Niche.

Close to restaurants and The Grove

Location is one of Carthay’s biggest strengths. “You’ve got Beverly Hills to the west, Miracle Mile to the east, and it straddles the Wilshire corridor, so you’ve got access to all those businesses,” says Dario Svidler, the executive vice president at PartnersCRE. You’re within a short drive of:

  • Vintage boutiques, including Cannonball & Tilly and bridal-focused Happy Isles
  • Luxury malls, including The Grove
  • Grocery stores like Vons, Glatt Mart and Whole Foods
Carthay also has a variety of dining options. Some popular ones are:

Getting around the LA area from Carthay

Carthay has several transit options, including the Metro D Line, which provides a direct subway connection to Koreatown and Downtown LA. For drivers, Wilshire, La Cienega and San Vicente boulevards are the main local routes, and Interstate 10 is about 2 miles south. Culver City and Century City are both about 3 miles away. It’s also less than 10 miles to both downtown LA and Santa Monica, but rush-hour commutes to either can take anywhere from 30 minutes to an hour.

Proximity to Museum Row and Beverly Hills’ parks

The neighborhood’s main green space is Carthay Circle Park, a small, tree-shaded spot with a bench and a prospector statue. Just west of the neighborhood is La Cienega Park in Beverly Hills, home to multiple baseball diamonds, soccer fields, a jogging track and outdoor fitness equipment. Adjacent to it is La Cienega Tennis Center, where you’ll find tennis and pickleball courts.

Plus, with Museum Row nearby, you can explore well-known landmarks, including:

  • Los Angeles County Museum of Art, showcasing works from around the globe and hosting classes and events
  • Petersen Automotive Museum, known for its interactive exhibits and collection of unique vehicles

Carthay's community events and gatherings

While large-scale attractions and events are conveniently close, Carthay also puts on small get-togethers that help build a sense of community. During the summer, the South Carthay Festival is an opportunity for neighbors to connect over music and family-friendly activities. In the fall, the Carthay Square Block Party is another low-key gathering, often with food, a photo booth and games for kids.
