Del Rey home styles and housing costs

“One of the best things about Del Rey is that you get a real mix of housing styles — everything from new construction to classic, single-family homes and multifamily properties,” says Stephanie Younger, team lead at Compass California Inc., who has over two decades of LA real estate experience. “You’ll see plenty of updated or renovated places alongside older originals, too, and depending on the street, it can feel super residential or a bit more urban.”

Condos range from the low $400,000s to around $1.4 million, and townhouses typically sell from the low $800,000s to $1.6 million. Older homes generally run from the mid-$700,000s to $2.3 million, while newer builds and newly renovated houses go from the upper $900,000s to about $3.9 million.

Del Rey’s walkability and bikeability

Although many people depend on cars for their daily commutes, “Del Rey is pretty bike-friendly, especially if you’re heading toward the beach. It’s an easy ride over to Venice or Playa del Rey,” Younger says. “A lot of people use the Ballona Creek Bike Path since it’s a smoother, more relaxed route than dealing with busy streets.”

As far as foot travel, Younger says, “For day-to-day stuff, it can be walkable depending on where you’re located, but most people still do a mix of short drives and quick walks. There are a lot of nice, tree-lined pockets, so you’ll definitely see people out walking their dogs.”

Los Angeles public schools and nearby private schools

The highly rated Los Angeles Unified School District serves the community, and it has a school choice system with a wide variety of magnet programs. The top-rated Venice High School is a popular pick, thanks to its STEMM (Science, Technology, Engineering, Mathematics, and Medicine) magnet program and the option to take dual-enrollment courses through West Los Angeles College. Private alternatives in the area include Wildwood School, which offers kindergarten through 12th-grade education.

This area of Los Angeles is very diverse. You have multimillion-dollar homes next door to apartments, the wealthy area of Playa Vista down the street and a homeless problem that seems to be growing day by day. It's close to the beach, we have a great bike path/jogging path that extends into Culver City, and traffic is not too bad. If there wasn't a low-income housing project in the neighborhood, I think property values and local public schools would get a huge improvement, but they'll never get rid of it.
