The appeal of living in Hyde Park

Hyde Park is a South Los Angeles neighborhood that offers proximity to major employment centers, parks and Inglewood ’s event venues, as well as relatively low housing prices. With a Metro K Line station in the community, it's also possible to reach jobs and attractions without the stress of navigating traffic.

Hyde Park’s housing costs

While nearly 60% of Hyde Park residents rent, single-family homes remain the most common housing type. The community’s median sale price is in the low-$800,000s, noticeably below the median in neighboring View Park-Windsor Hills. “A lot of people are moving in because it’s View Park-adjacent,” says Erica Walden, Realtor with Compass, who is a second-generation LA County resident. “You’ve still got access to the same goods and services, but houses usually cost a lot less.” Here, you might find:

  • Fixer-uppers ranging from the mid-$300,000s to the mid-$600,000s
  • Renovated bungalows and Spanish-style homes between the mid-$600,000s and roughly $1 million
  • Remodeled houses with accessory dwelling units starting just over $1 million and topping out around $2.4 million

Crenshaw High School STEMM Magnet, located in the community, is a popular pick for students interested in science or medicine. Some apply to Alliance Renee & Meyer Luskin Academy High School, a highly rated public charter option, or St. Mary’s Academy, an all-girls private school in nearby Inglewood that also holds a strong rating.

Commuting to downtown LA, Culver City or the Westside

Living in Hyde Park puts you roughly 10 miles or so from Downtown LA, the Los Angeles International Airport and Santa Monica, and Culver City is only about 6 miles away. Drivers can take Slauson Avenue and Crenshaw Boulevard to connect with nearby freeways, and the community’s K Line light rail station also allows for car-free travel.

Area parks, plus proximity to SoFi Stadium

Hyde Park’s main green space is the Van Ness Recreation Center, which has a playground, tennis courts and various sports fields. The Van Ness Aquatic Center is part of the same complex, and it hosts swimming lessons and water aerobics. In neighboring North Inglewood, the 55-acre Edward Vincent Jr. Park is home to several athletic fields, a pump track and a small theater.

With Inglewood just minutes away, Hyde Park provides a comfortable home base when major events roll into town. “You’re close enough to get to SoFi Stadium and Intuit Dome easily, but you can retreat from the chaos,” Walden says. “Traffic isn’t as big of a problem either.”

What to expect in terms of LAX noise

While living close to the Los Angeles International Airport makes global travel convenient, it can also mean hearing planes pass overhead. Most departures follow a western flight path, but some fly directly over Hyde Park. To help reduce overnight noise, flights that take off between midnight and 6:30 a.m. are routed over the ocean.
