Redevelopment at inexpensive prices
“There is a lot of redevelopment happening in the area, and it’s really drawing buyers,” says Christian Limon, Realtor at Century 21 A Better Service Realty who has sold homes in the area. Most homes in Vermont Knolls are from the 1920s and 1930s and have varying levels of decline. He says, “Many people buy these homes as investment properties, but there’s also plenty of people buying them as is.” Pueblo and Spanish-inspired bungalows are the most common style available, with many residences bearing the seemingly universal tan hues and red roofs of Southern Californian housing. Homes typically sell between $500,000 and $850,000, with prices depending on properties’ size and renovation status. However, according to Limon, “Prices are much cheaper than in the Westchester, Inglewood and Hawthorne neighborhoods nearby, but homeowners are still close to the same amenities.”Dinner then a show at SoFi Stadium
The neighborhood has limited shopping and dining, but some options are peppered throughout the neighborhood. Natives like to start their day with small-batch roasts from Coffee Del Mundo, which offers a dairy-free menu specially curated for the community by the local owner. After work, residents swing by Tacos el Vecino for savory tacos doused in house-made salsas or pop into Jean's Ice Cream for refreshing sweet treat. For groceries, El Super Fresh and Smart & Final are the closest choices. However, Limon says most people "shop at the shopping center on Century and Crenshaw" 3 1/2 miles away for heavy-duty hauls. The center features big-box stores like Target, Home Depot, Aldi and Costco. In terms of entertainment, Vermont Knolls is also within 4 miles of SoFi Stadium, home to the Los Angeles Chargers and Rams and host to some of the biggest names in music, such as Taylor Swift, The Rolling Stones and Beyoncé.Going everywhere with I-110 and CA State Route 42
Vermont Knolls is situated at the intersection of Interstate 110, which runs along the area’s eastern border, and California State Route 42, which creates the southern border. To commute to Downtown Los Angeles, residents hop onto I-110 and head north for about 7 miles. To catch a flight, Route 42 is a near straight shot to Los Angeles International Airport (LAX) 8 miles away. While many locals get around by car, Metro bus stops can be found along Normandie Avenue and Vermont Avenue, and people can get around by foot using the city’s network of sidewalks.Four elite academies at John C. All nearby schools are part of the Los Angeles Unified School District and have an Academic English Mastery Program. Raymond Avenue Elementary School is a model school for the program and is also developing an enhanced visual and performing arts program. The school has a score of C on Niche. Middle schoolers can attend Vox Collegiate of Los Angeles, which has a C-minus on Niche, followed by John C. Fremont High School, which has a B-minus. Vermont Knolls has very few green spaces; however, Vermont Miracle Park is the go-to spot for kids to play after school. This small city park features a colorful yellow-and-green playground and limited parking. Locals looking for more space head to Edward Vincent Jr. Park less than 4 miles away; this 55-acre park offers multiple playgrounds, sports fields, skate parks, paved trails and a pool. Residents also head north to Mount Carmel Recreation Center, which has a mix of indoor and outdoor facilities. Groups can get together to play a game of basketball, soccer or tennis, and members of all ages can take part in activities and programs, from summer camps to Zumba classes. Another nearby option for fitness and dance classes is the South Los Angeles Sports Activity Center, which is about one city block east of Mount Carmel.
