Range of homes and a change in zoning
West Los Angeles has a diverse mix of housing, including a broad selection of single-family character homes and a robust inventory of condos and townhouses. Homes were primarily built between the 1920s and 1950s. Many modest of-the-era builds have been updated and expanded from one- to two- and three-story homes. Architectural styles include classic storybook cottages, ranch-style homes and a variety of housing with Spanish accents — in addition to more contemporary options built on teardown lots. "There's been a lot of new construction over the past 10 years," says Brian Maser, the founder and broker of The Condo Experts. "West LA is attracting homebuyers who want to build a second unit on a lot as a rental," says Maser. The opportunity to have two dwellings per lot resulted from changes in zoning regulations. Homes range in price between $1.2 million for something modest and vintage to $5 million for something expansive and modern. Condos and townhouses list between $700,000 and $2.1 million.Multiple commercial stretches
West Los Angeles has multiple commercial stretches with many shopping and dining options. Shopping opportunities along South Sepulveda Westwood boulevards include Petco, World Market and Trove, a secondhand store. “Westwood is going through a resurgence. You’re seeing a lot more restaurants and investment in walkability,” Svidler says. Dining destinations are more along Santa Monica and Pico boulevards. A nod to the neighborhood’s Middle Eastern association, Taste of Tehran is a modest Persian eatery with small and large plates. There is a popular bakery inside and a casual seating area. Bossa Nova Brazilian Cuisine is a bustling late-night grill serving heft portions of steak and plantains. “The Bigg Chill is a super famous yogurt place. I’ve been going there since I was a kids; everybody knows about it,” Svidler says. Ralphs Fresh Fare is on West Olympic Boulevard to stock up on groceries.Alexander Hamilton High School has 23 AP courses
Los Angeles Unified is a solid urban public school district with a B-plus grade from Niche. Westwood Charter Elementary gets an A-minus, and Daniel Webster Middle gets a C-plus. Alexander Hamilton Senior High is among the best high schools for the arts in California, according to Niche, which grades it A-minus. AHHS has a graduation rate of 91%, 23 AP courses, 17 sports teams and over 50 student clubs.Options to take a walk or swing a club
Landlocked in an entirely urban district, there are no dedicated parks within West Los Angeles. However, there are green spaces and golfing opportunities within walking or a short driving distance. Maybe it’s unconventional, but the Los Angeles National Cemetery is an excellent place for a peaceful walk. It’s a burial ground dating to 1889 and has 11 veteran facilities, including the Bob Hope Memorial Chapel. The Los Angeles Country Club, Brentwood Country Club and Rancho Park Golf Course are all a short distance away. Rancho Park has a full 18-hole, par 71 championship course, a driving range, a 3-par course and a golf academy. Guests say the course is in great shape and the prices are fair.Public transportation options and highway access
West Los Angeles is situated directly along I-405 and a few blocks north of I-10. Santa Monica Boulevard is the neighborhood’s northern border. Downtown Los Angeles is about 12 miles away via West Olympic Boulevard, a drive that can take almost an hour during unpredictable rush hours. The streets are quiet and residential, but there are main thoroughfares like Westwood and South Sepulveda boulevards with traffic lights and bus stops. Additional public transportation options include the Westwood/Rancho Park light rail station just outside the neighborhood along Exposition Boulevard. Los Angeles International Airport is about 10 miles away via the 405 and Airport Boulevard. Kaiser Permanente West Los Angeles Medical Center is 5 miles away via Venice Boulevard.
